I've been debating for awhile on whether or not to post to the gallery. I decided it can't hurt anything to put out there what I've worked pretty hard on getting going! I'll start off where the shop is currently, and then the next couple posts will be the lead up to getting the shop to where it currently sits.

So, some of you might be wondering what I mean when I say it's a shared garage. Well, it's a Self-Service garage, AKA Do it Yourself Shop, aka I share my shop with the public. Yes, this is a business, just the same as a self-service storage unit. I offer a safe, well equipped environment to those who A. Can't afford their own shop, like some of the bad *** shops that are posted here, B. Don't have the space to create their own bad *** shop, C. Just don't have a need for a shop all the time. I was A and B when the idea popped into my head about starting one of these up. I was sitting in my college dorm room, needing to work on my truck, loathing the fact I was going to have to do it in a snowy parking lot. So 2 years later, I sit writing this post, simply excited about the shop finally being usable :rocker:

The shop has 6 lifts available for rent at one time. There are 3 XPR-10a's all in the wide configuration. There is 1 XPR-10, and 2 HD-9St's. Both the HD-9ST's have the bendpak RJ-45 rolling jacks available to go in at anytime. We usually have one of them with the rolling jacks in, while the other doesn't as it's main task is oil changes, and quick inspections.

The 6 bays all have 2 air drops (one with a 30ft zillareel, the other 20ft soft hose), an oil catch dolly, a garbage bucket, a 5hp 12 gallon shop vac, a 450 piece tool box, a 6ft wood work bench, and a lift. There is an Ingersoll Rand 1/2" drive impact gun in each box, as well as an IR 3/8" drive air ratchet. There is metric and standard in 1/4", 3/8", and 1/2", as well as combo wrenches. There are 6 points, and specialty sockets in all sizes, deep and shallow. 3/8" and 1/2" have 12 points, and 8 points as well.

The majority of the tools in the box are Craftsman USA purchased a few years ago, so they are all pretty solid tools. Unfortunately, now it's basically impossible to get USA C-man, and even when you can, most of it is still **** steel anyway. I have had to warranty a couple tools from customers improperly using them, and the replacements all don't last very long. This has led me to think about replacing whole sets in the future.

On top of the tool boxes, we have a large range of specialty tools, diagnostic tools, and tools I simply just couldn't afford for every box. We also keep our Ingersoll Rand rotary screw compressor, shop sink, and desk in the same place.

The shop is just under 6,000 square feet in size for the shop portion. There is an office with bathrooms, and a break area. The air supply is all copper, 1" on the main trunk, then 3/4" on the T, and 1/2" on the drops from the T. Sadly I wasn't able to get my rapid air system put in. I have about 1000 feet of it, and 2 port manifolds for each bay, just sitting currently. I plan to install it, just don't want to mess with the copper currently as it gets the job done.

We also have a range of heavier equipment on site. There is a vise, a 20 ton press, a tig and mig welder, chop saw, bench grinder, miter saw, and I'm adding more each day. Once our jeep project rolls out the door I'll be adding in quite a few more goodies.

This is how the shop currently sits, and it is always changing to our customers demand, and what we think will work best. Overall I'm pretty happy with it, and enjoy coming into work every single day. I get to hang out in a shop, and see some pretty cool cars come in to get worked on. In the next couple posts I'll begin with where it all started and work our way to the present!

This is where it all began! 6,000 square feet of commercial space in Kirkland, WA. I share the building with a very large body shop. While the outside yellow isn't exactly my favorite, it's very distinctive. This picture is from May of this year about a month or two after signing my lease.

We are looking at the building from the south end currently, and boy does it sure change a bit from here! I found out that the concrete pad to the left is actually a wash pad with an oil water separator, so that will be a bonus in the summer!

Here we are at the North end looking south. This will become the entrance door to the office area, and our main entry door to the shop!

Inside was a dividing wall, that got to come down while we waited for permitting to go through. That opened up the space to the full 6,000 square feet.

The wall is knocked down, and my stuff has moved in from the storage units it all sat in. You may notice there are only 5 lifts sitting in this picture, well we already needed to expand our capacity from 5 to 6, and instead of having 3 four post lifts, we needed more 2 posts. More on that later though.

About a month later the permits were finally approved and off we go! Yes, wood, in a steel commercial building. I was hoping it would be steel studs, but wood will have to do. The office was the first to get worked on, and the framers did quite the stand up job! I was overall pretty happy with their work, it took a little longer than it should have, but the walls are all perfectly framed.

The upstairs is done! You might notice a little concrete missing under the wall in the picture to the left. That was a large amount of stupidity in the project that added about a month to the project... The slab is 12" thick, and this concrete is about 35 years old. Well the inspector came in and said, "whoa guys, we want there to be at least 12" on all load bearing walls." Well had the contractor proved that we were all good, we could have avoided this mess.

That covers the framing and the dumb concrete work! Next up we have doors to get installed, electrical, and plumbing!

Electrical underway! There is a 200 amp shop panel, and 100 amp office panel. Office panel is pictured. The plumber was a pile of S***. Not only did he do **** work, he worked at night, ruined the electricians work, and didn't even do that great of a job. I had multiple complaints about him, but I digress. Electrician was highly entertaining, and did quite the job.

Next up were the garage doors. We widened out the two existing doors to 20ft wide each. The south side got an additional 20ft wide door, that won't get used except for ventilation, and dumpster runs in the rain. The north side received a 10x12 door for direct access to a 4 post to do quick services. It also received our man entrance door.

Drywall was up next. They got it done pretty danged quick, which was really nice. At this point they were under the gun to get the project done. They did a great job inside. Outside is just fire tape, and the corners were cornered. I don't really know anything about drywall, so don't have much comments on it. Paint was after obviously. White raisin is the shop color. I don't know what they were smoking when they named this color. Nothing white about it!

Next we start observing my office turning into a luxury office. They went well over the top on what I was expecting in terms of tiling, finish, and the reception desk.

All the lifts started being installed. This was pretty much the last major step. The final inspection would be performed right after they finished up. The lift installers were fantastic. I was very impressed with their work, and will for sure be using them again in the future for maintenance, and any more installs (SPOILER ALERT; I do use them again in the future for my additional 2 post installs). After the lifts were done we put the finishing touches on when the keys were handed over. More on that in the next post

just curious, what do the bays measure? (in they yellow box's)

That's awesome. I think many of these enterprises have not worked out while some have. Best of luck to you. You certainly did it right.

There have been in a couple in the area that have failed. They failed because no one knew about them and were in a poor location. I've done a lot of research, and pretty much made everything exactly how I would want my personal shop. So far we have had some pretty good exposure, and starting next month we will be on regional TV! I'm pretty excited for that to start :lol_hitti

Are you going to be one of those over enthusiastic shouty guys in a brightly coloured suit going crazy in front of the workshop? :lol_hitti

Looks a great place. I'd turn the office area into my home and live there!

Well we are out racing our car this weekend. We have a 5.0 E36 and next week it will have a procharger. I've been insanely busy with the shop actually. It's been growing like crazy.

Our customers love our shop, and we have an 80% return rate. It's been quite the journey so far, and it looks to keep picking up

My goal was to have a shop where each bay was my own dream shop. I have tire machines and a wheel balancer now actually. We are always adding tons of stuff to the shop for our customers
