Below is an image of the garage I want. It comes in a package deal from my local hardware store up here in Ontario Canada.

36x28, 1 7x9 insulated door, 1 16x7 insulated door, 1 man door and 2 fair size windows. The package deal comes with everything for a fully complete garage except insulation and drywall, but I was thinking of doing painted chipboard on the interior anyway.


Input/opinions are welcome...

One thing is to check the materials list and make sure that preium lumber is spec'ed where needed. Is it 2x4 or 2x6 studs. Makes a difference if you intend to heat and insulate. Is this a kit from a third party, or does the local store put it together. If local are you free to customize it to fit your needs or is it take it or leave it?

It looks to be a decient building but it should if its a computer generated thing. I'll also ask if you plan this as a parking structure or a workshop. For me if it is a workshop then I would consider getting rid of the smaller door.

The lumber is premium, I believe it will be 2x4 studs but I can upgrade them to 2x6. I am thinking about eliminating the 9x7 door and replace it with a window and use that side of the shop for my bikes etc...

Hey 2Tall, I too live in Ontario, and am wondering which vendor you're purchasing your package from. I'm thinking of doing the same.
Very interested to see how your project progresses. Are they building it too or are you doing that yourself?

Around $8700.00 from Home Hardware...

I will be having someone frame/roof it, and I am hoping to do all the finishing work myself.

That would be sweet with scissor trusses and a couple of skylights.

Define "scissor truss". Im kinda new to this garage thing and am by no means a carpenter.

What would the advantage or scissor trusses be? And I was thinking of adding a few skylights...

Scissor trusses allow for a sloped ceiling to a centered peak. Some use these when installing a lift since it would allow for a taller lift option. If you were going to do that it would make sence to bring your OH door in from the end. You may want to consider an 8' high door option although this may require adding to wall height and thus cost.

Your skylights should work nicer with scissor trusses since you will have less of a tunnel effect from your inside slope to your outside roof slope. Scissor trusses generally work best with a steeper outside slope than what your illustration shows although you could still get some advantage with your existing slope.

In looking again at your pic, it appears that you already have a decent outside slope to your roof. Go with the scissor trusses, you won't be sorry. Will feel much larger inside as well.

Due to Your location in cold country, I would suggest eliminating the larger door, if You can. I have found even with one insulated garage door, the cold likes to creep in, no matter how many seals You put on/around the door. The less holes you have in the building, the easier/cheaper to heat. Just a thought.

I'd suggest keeping the second door. Why? Without it, it won't be a three car garage. Also, make sure you will be happy forever with seven foot door height.

That sure sounds like a good price for the materials. Make sure the windows and doors are of good quality and have reasonable insulation values. Same thing for the shingles and siding. Quality materials installed now will lead to a good return on your investment!

Thanks for the info, I'll have to ask my building center if they can substitute scissor trusses!

I think i will go with the 8foot doors after all, the only reason I was thinking of eliminating the smaller garage door was the fact that I wanted to set up my little sitting area/work bench in that corner, away from vehicles etc...

I'd eliminate the small overhead door too, and go with a window and a man door, you want to be able to go in and out without opening the big door every time.

You can see in the picture, but there is a man door just around the corner from the smaller door...

I like the space on my one side of the garage as it leaves enough space for a bench, chairs, or whatever, but the 9x7 doors are close if I need to back a trailer in and I really have to watch backing my truck out as the doors are close to the mirrors.

As far as the size itself, I can easily park two cars and my Compact Utility Tractor in there and could park another vehicle if I had to although it would take up all the room then.

Seeing that you are up north, I would consider 2x6 walls for the added insulation and seriously look into scissor trusses for additional height. If you can swing the cost difference, change to 10' walls with scissor trusses instead of 8' walls with a flat ceiling.

That's a great looking building 2Tall. Not a bad price either. I'd like to do something like that a few years down the road so my wife will have a place to park her car (she's not allowed to park in our garage) :)

Great info, I think I will see if I can switch my package to 2x6 and 10ft walls...

I just finished a 30x50 with 10 ft walls, and scissor trusses,
heres a pic of the inside, shows the extra room with scissor trusses,
I went with one 16x9 sectional door, and a 42 in man door,
this allows me to have parking on both sides of the garage.
and still pull the truck in for service.

I have less than $20k invested, 12 days start to finish.

This might have been said, but its important to not skimp on the doors and windows. Get good quality if you plan on sealing it up later and making it warm inside.

The Chevelle in the pic is not mine, I used to have one just like it and things came up that forced me to sell it.

I'm hoping if I put that as my Avatar that someone may say they have one like it they want to sell. I wan't another one very bad, I've got a 502 waiting for it!
