Last week, the developer kept impressive communication with me, as I've spoken with them during the purchase process about certain future plumbing plans before concrete gets poured. (refer to page one, on my first warehouse, certain stuff I've learned and visualize could be future issues)
Gave me drawings to my unit style and told me to give them an idea what plumbing/electrical (that I feel would be difficult or costly to do after the build)
Fast forward today Sept 10, 2016. A friend drove by and took these for me.
Plumbing being roughed-in, my unit having potential to add bathroom/bar on mezzanine level.
Closest to us would be the clubhouse

Thank goodness for friends living by the area, actually they play badminton at a huge badminton warehouse across the street from construction.
Looks like plumbing's laid, graded and re-bar. (original specs called for radiant floor heat, but they switched it to just unit heaters)

Interested in how this one turns out. Looks like a good start but I don't think they will make the Oct 31 completion date.
Hate to agree with you lol. Even though definition of "possession" just means phase 1 (10 units out of 40 ish total) are move in ready. (so could be walls and doors installed and secured, as they work on plumbing and electric, not yet paved parking lot, etc, etc)... Good thing I'm not time sensitive, it'll be done when it's done; within reasons.
Developer/builder/project owner CEO have been great with me, perfect communication.
Today Sept 15, 2016 update from builder's Facebook
Thank goodness for social media/internet, so as I was working away at my job, checking Facebook updates... noticed another unit owner had slot trench drain installed (instead of a tiny 3-4" diameter hole)... From the start, never dawned on me to bother, since the complex will have a complex wash bay, and there's a full and self service car wash NEXT DOOR (I'm talking about next driveway to this development), and I won't be doing anything heavy duty to be washing the floors all the time.
But as I was gazing at the other unit's 4' (one section) of slot trench, kinda brought memories what I had at the past warehouse project (how easy it was to squeegee and wash floors)
So threw the developer/builder a quick text, he called me within 5 mins. He said they're gonna pour the floor tomorrow morning. Was disappointed that it was probably too late for him to grab a slot trench section, and for a plumber to hook it up before morning concrete. Surprisingly and impressively, he said, don't worry I had a feeling this is what you want and had it installed in your unit (we discussed my old warehouse in the past).

Thanks. Well, once this 1,200 sqft (plus 450 Mezz) garage condo is built, planning on getting rid of the 550 sqft detached house and live smaller apartment or something.

From builder's FB. Panel walls for phase one, 2/3 completed. Good to know I'm working with good teams, because I'm getting emails from my bank, lawyer, insurance all asking for more info from me expecting a Oct 31 possession. (won't happen, management said closer to year end)

Tom: just wanted to say i've been following your build (or your purchase) and i really like the idea of these commercial garage spaces that are like condos.
i don't envy the guys working in the snow and cold, but with the right clothing it's a lot easier.

Damn I gonna have to swing by there as that's where I take my empties ( I live across Nose Creek creek valley from there, pretty much can see the condos from my dog walk)

Oh man, thanks for the support guys (and those still viewing without posting), thought nobody cared. Realized the title wasn't really catchy, the attention seeking side of me wants to change the title to some "Garage Condo 24' x 50' " but the humble (but willing to share with like minded interest group) of me says keep posting, keep it updated, it's ok for the low volume.
Anyway, so even though possession was suppose to be October 31, 2016. (for phase 1, so 10 units), but looks like things are on the fast track with these concrete walls being tilted up in place.

Developer's photos. Continuing walls lifted up, front and back walls of each units starting to take place.
Backside wall, to my imagination, the entire outside perimeter of the property is wrapped like this. The final finish (according to description, so this is assumption), is that they want to use those baller auto dealership aluminum panels (the ones on the newer GM, Lexus type of dealers), but I believe they're quite $$ so not sure if that'll be followed through
Not to insult other trades, but I believe, now that the plumbing had been done with final floors poured (maybe they'll do final polishing?), and the concrete walls are done, it seems to me as a non industry professional, that the rest are just clockwork based on management skills.
(just talking in layman terms):
- roofing, the Q-deck laying on top across concrete walls
- water, electric service
- steel stud, drywalling (dividing units)
- gas and heating
- doors, windows

TOM: i like all the pictures and details you post and as you can see by how many posts i have that I usually have a minute or two to say something if i took the time to read a thread. might i suggest (if you have any time) for you to maybe make a few more posts and get to know some of the members here. that in itself might get more members to notice your name and your thread and post a word of encouragement, make a suggestion or just say WELL DONE.
you've averaged maybe 3 posts a month for the 5 years you've been a member and i'm guessing a lot of those posts are on this thread. i can tell by what you post that you know quite a bit of stuff and you like to learn so why not teach what you know to the guys that didn't get a handy Dad or Grand dad to teach them. most of the schools down here in the US don't have shop class anymore cause the parents and attorneys got them removed.
we are a good group and the thing that makes us better than a youtube video or a book is you can ask us questions or maybe help us if we have one. i learn something everyday on here and i'm not a young guy, but once you stop learning and dreaming you are in a PINE BOX 6 feet under in my opinion.

Thank you for the kind words and advice drivesitfar. I notice/realize this is a quick moving board (i.e. check up half a day later, a fresh post can sit back in page 4)... with lots of home owners and businesses that are movers and shakers. (i.e. compare to say car forums, where a post/project can sit idle for 4-6 months before an update)
I notice, every post I replied to (comment), has a green star marker. Makes it easy for the builds I'm interested in. Well, and even though I didn't post on others, doesn't mean I'm not interested or don't part take in them neither... it's just that, that's why I thought it's all in the thread title. Since the board moves so quick, a lot of times, I myself would click on the catchy titles (everyone's different of course)
Yup, been following Greg from ST. 24'x45' thread, as it's pretty similar in building style/method. The legality of commercial titled/zoned, for handicap accessible, etc... (just don't want to make the wrong comment, I mean really, show the inspectors what they want; once approved, it's a private unit, lol; but I don't want to be making that as a quote neither, lol)
There's another member in my city building a boat pad extension, but I just don't know enough to kinda bud in, and kind of mis-contribute. (if that makes sense), I mean, most I can do like you said, is "awesome build, subscribed, etc.."
I also enjoy the "FLOOR" section. The tile guys are really nice, been PM with 2 guys that's already completed tiling of their palaces. (if I wasn't planning to sell the current triple detached, tiling it would be my 2017 spring project... but just a "AIM" to shift lifestyle; hence buying The Vault small warehouse, storage of work tools, extra junk, but live a downtown lifestyle within the city... been living in the suburbs too long, want to try the lock the door, hope on a plane without worrying about the house feeling)
Alright, today's discussion/my garage life related update.
So my work season requires my time from summer till year end... so just beginning to have half Saturday and Sunday "off" (to do house chores, lol)
In the current triple detached. Last summer, I knew I was doing POE Power Over Ethernet cameras... so bought some Lorex camera kit during last week's black Friday.
The garage attic is the easiest to access (all the Ethernet were pre-wired during my last summer reno)...

Tom: having a catchy name might get you a few more views, but if you want posts of member's comments and questions posting a lot of pictures, asking questions and like i said getting to know a lot of members by posting on theirs and other general threads works the best.
I love the plan of buying a home and having your garage separate almost like a business where it is secure.
has your developer given you a new closing or date you can get the keys since it's 30 days past the due date and plenty to do still?

also you'd be surprised what a good word can do to make another member's day if you read his thread and liked it. also questions can help you and others learn so don't be afraid to ask. GJ isn't a chat room, but to keep it active where a lot more members log on more and want to see what's new it helps to know other members.

I am just amazed by your post count too.
At this point, no words are given. I think it's just going to be "look, we're working the best we can, y'all customers will get it once it's done"
I mean, naturally, there's no reason why they'd want to drag it out neither... By looking at the tilt up wall progression, still really confident the (developer) management knows what they're doing.
But knowing Canada, winter just slows everything down by 10-20% (I made up the numbers)... but just depressing working with snow, colder weather you got to warm up equipment, shorten hours for certain stuff, can't leave materials outside (timing delivery of building materials), more cost to heat up the work area, etc...
With that said, my opinion, I would think Spring, 2017... We can even do our GJ farmer's bet (no money involved) on exact date I'll be asked to take possession, lol. I think Feb 10, 2017

Not sure if how productive the construction industry can be. Was just chilling with some local friends, making friendly bets when the developer will announce phase 1 owners can take possession. (they haven't answer anything at all; not uncommon, so hard to guess what winter brings)
If construction shuts down for winter weather, could easily hit March/April possession, if not May, 2017
If they get the roof done, and they tarp off the outside (and seal the envelop properly), I can see them working through the winter with propane heaters inside.

Tom: yep those temps would slow me down and if I was a contractor the liability of having somebody hurt would pretty much shut things down for a bit.
heck i'm not happy that are temps are at 32 (freezing) degrees now cause it takes my hands so long to warm up after working out in the garage for couple hours.
good luck and from what i can tell it WILL HAPPEN and just maybe not when the builder was hoping it would. there are lots of things that can hold up a good project so hopefully you can survive as is until it's done.

drivesitfar Exactly, wise words. "It'll be done when it's done" lol Yeah, this year it's suppose to be a cold year in Western side of Canada. This whole weeks been minus double digits. -17 to -25 (some areas within the provinces have warnings that with windchills will be -40)
Don't get me wrong, I love the current bungalow house (with the 550 sqft triple that I current reno'ed last summer, with the dual TV, etc. and having a heater in there is GREATTTTTT)... But buying the Vault, my plans are, being single for the moment being, I just don't want to live in Suburbs anymore (raised in suburbs, the typical cookie cutter attached double garage w/driveway, etc.) Would like to do the whole lock the downtown condo doors, hop on a flight/visit family stay few days with everyone/take some last minute random flights, etc... In climates where there's -20 weather, you just can't live in a house without bugging a house sitter (or paying/or finding someone you trust, etc)
In the mean time, during my off work hours and 1 day weekend... Just organizing the basement (house) utility/laundry room.
Got the camera DVR recorder there, next session is to fasten and zip-tie those neatly. Using the triple garage as my standard, I think you can all imagine how much this bugs me. (it was done by the "flipper" that I bought the house from), random abandoned wires not properly removed when they pulled new ones, etc...
For $100 (or $75 USD), bought a cheap Bestbuy monitor to control the camera DVR settings, and if doing laundry, can watch what's going on outside, lol. (too cold to climb in attic to install the other cameras, the kit came with a total of 8)

Tom: I've got a critter digging up my lawn this year and i'd also like to know who walks by our place when we are sleeping or gone so how do you like that security system? my neighbor has one similar and i think he said he paid something like $600 and it came with about 8 cameras too.
hard to install? what is the brand and model and now that you own yours is there another one you wish you had instead?
nice work on the wiring cleanup and i always like doing sort of simple jobs like that where it looks better.

Yes, I enjoy Woody's garage build with the custom raised truss for the hoist and the shelves, etc... We're about the distance of Denver to Detroit.
With the cameras, I bought it from Lorex https://www.lorextechnology.com/ Just keep an eye for their discounts from time to time. Costco used to have time, but noticed Costco switched brands (which honestly, they all look the same to me)
Mine are POE Power over Ethernet, the thing I see issues with is when I was cleaning up the wiring mess, I shutdown the recorder, when I restarted it, it didn't work right away (so that could be an issue during power out and power back on), I just had to reboot the system again.
Installation was simple because I didn't have to drag power (only route Ethernet cable, included)
But, my suggestion would actually be split the install with 2 systems. I think prices give or that would be close. So if you need 8 total cameras... I'd rather get 2 system consisting of 4 cameras each. Obviously reasons, you can hide your 2 recorder in different locations, and just an added safeguard aiming to capture image of those you don't want on your property, instead of just relying on the one kit)
Also do research (I guess that only means reading the reviews) of the software support like the app they use and if it's glitch. (the Lorex/Flir app so far so good), from a Costco review, I read the Swann app stalls.
