Below 265 SQ/FT Tiny Motorcycle Garage and WFH space

So we finally were able to afford a house in the SF Bay area. I'd always wanted a garage and was stuck working on my bike outside. We managed to get something, but the garage is *TINY* (as most of the stuff in the city is).

Goal is to get a space that can convert from WFH telehealth, motorcycle maintenance, and music recording with some minimal reconfiguration. Our car is a mini cooper so bonus if, in bad weather, we can park it inside.

Going to have to figure out how to have storage be off the ground and bench space be very narrow.

It's only 109in wide! usable depth is 210 inches, though theres at least another 3.5-4 feet holding laundry and the antiquated water tank. in the semi raised section in the back.

to free space:
-Tankless water heater mounted high in the back. goodbye 20 year old tank.
-compact washer/dryer units using a heat pump dryer for max efficiency (and ventless!) and probably slide them all the way right or all the way left. left space is kind of triangular shaped waterworks closet.
-already have the suspended shelf holding spare parts for bikes, guitar parts and cords, etc.
-ditch the old ladder desk in the foreground

-additions: replace the origami shelf back right (18in depth) with a Husky 46x18in tool box and workbench space.
-either build in the bike racks to get them off the floor in the same config, *OR* get one of those ones that put them vertical and can pivot/swing to the side. Not sure what would actually save more width.

I've got a lot of work to figure out how to fold and jigsaw puzzle the space out.

The suspended shelf idea may fit under the garage door opening at the ceiling, depending on height you have. THese are sold in several different sizes but perhaps a bigger area with less height would help out.

Welcome! Hope you enjoy your journey with all of us here in the GJ! In the pic I see you have those motorcycle stands with the wheels that allow you to slide it around. How do you like them? They look a bit gimmicky I'll admit but I'm curious what you think. I have several sets of regular stands but its a pain to move bikes around once they're on them.

These are my favorite builds as I need ideas and motivation to figure out my undersized garage space (about 15' x 11' internal dimensions). It was already mentioned but mounting the bicycles on the ceiling is very helpful. Lots of ready made mounts or you can fabricate your own but its great to get them off the floor and off the wall.

I'm writing this from my small (10' x 22') Motorcycle, workshop, WFH Office, Lounge, HT, Music (listening) studio.

It is a constant battle to find efficiency and space (I'm a self admitted packrat / borderline hoarder).

I am literally in the build phase of a drop-down desk that will fold flat against the wall (12g garage inspired) when I'm not working. Wall space is valuable flat surface. I'm torn between wanting it cleaner and more spartan and finding room for everything I need to store.

The struggle is real!

they are an absolute game changer. i have smooth concrete floors, so the bike glides around and so it can sit where i want it. working on it? great oops need more clearance to the left? push it. no 23 point turns

I don't see it! Meh, I'm elderly, my excuse.

I think the best of the ride-on motorcycle dollies I've seen is the Condor. His stuff is well-made and he's got great ideas. Check-out his trailer, even if you're not in the market for one.

I met the P.E. who designs these great pieces one year at Bike Week (it's coming up!) and was impressed by his ingenuity.

Going to a bellcrank garage opener (like a Liftmaster) and a high-rise track will gain you additional space.

Whirlpool Corp. Gladiator shelving is strongly built, it comes in different lengths and depths, and they have workbenches also. I have 5 of the former and one of the latter. They are very sturdy!
