I have a 2.5 car attached garage. The house/garage floor is 18 years old and is in decent shape, but not perfect. I am going to rent a floor grinder and take off the top layer of concrete that has some pitting in. Then I am going to be putting a floor epoxy or some undecided product on the floor yet.
But, the first and biggest question i have is what I need to do to between the cement slab and the wall. There is no lip, or blocks, so the garage walls sit directly onto the cement floor. On the house wall, the builder essentially ran the drywall to the cement floor and on the other walls they ran osb sheets on the walls to the floor. They left about 1/2"-3/4" gap between the floor and walls. I don't ever have moisture in my garage, etc...but I can't powerwash my floor without getting the concrete and the osb wet.
Are there any recommendations, or tricks on what I should do.
Any help is greatly appreciated!
