Trying to determine best flooring

Hi All,

Trying to determine my best flooring option. I just acquired a 28x28 concrete floor garage near Boston, MA. The concrete seems to be in really good shape, no moisture problems, cracks or divots to be repaired, but it has its share of oil stains.

It will be used as a hobby shop, its mostly going to see jacks and stands dragged across it, minimal welding, not a place to display cars. My biggest fear is hot tire pickup, resistance to scratching and chemicals. I had an epoxy floor in a previous life but I always let the cars cool down before pulling them in. This place I won't be able to wait, I will have to immediately pull cars in after driving them.

I have been through the archives but haven't been able to pinpoint what would work best for me.

What would you recommend?

What are your goals for it?

A coating to keep a clean look but not pretty, resistance to hot tire pickup, easy cleanup for oil spills, resistance to hobby activities such as old car restoration, new car repair, rolling jacks etc. Probably have a project car at all times and swapping my classic out with my commuter car for the weekend.

Hot tire pickup will not be a concern if you use quality epoxy materials over properly prepared concrete. Just because you won't be using the space to display cars doesn't mean it can't, or shouldn't be beautiful... ;-)
