TSM Garage build

I bought a new house in April of this year and have been excited to start on the garage for my toys since I've never had a real space that wasn't crowded and pure ugly.

So let's start from the beginning Heres the place the day I took possesion. It's a double garage with 6' extra width. 3' per side with added windows.

This is me trying to keep it as un cluttered as possible. While I fight the girlfriend on how I HAVE to finish the garage first and then develop the basement.

This is me winning.

So it begins. In hindsight I really should have put it in the offer that the garage has to be mudded and painted white. I REALLY regret not doing that. Like most people here, I hate drywalling.

I sent the car away because pulling it in and out was a huge hassle ( it hates the cold). But I had no where to store the bikes and boxes so i started pushing them outside and covering them with tarps and working then pulling them back in. It was a pain in the ***. It is -20*c here and I don't have a heater (well a small space heater).

This is me HATING life.

So with the drywall completed it was onto paint. I chose a BEHR colour "pewter ring". It's a medium gray.

Full commitment now.

Ok maybe I didn't fully win. She "suggested" I frame the basement. Only had to move everything again.

Wall paint completed.

So this is where I am currently.

Next steps.
1. REZNOR 45,000 btu NG heater is getting installed on saturday
2. Epoxy coat floor next week.
3. Redstripe around garage, paint the staircase black and flip the stairs to the other side
4. Trim windows and stepped concrete footings

Got the install of the heater completed today. That should help with the -30*c (-22*F) Alberta winters.

The Reznor is a nice unit. The guy did a nice clean install. I am pretty happy with it so far. Heats up the garage fast too.

I was going to install it myself but with the unit costing $800 and plus the vent kit and parts etc... I got it installed by a local HVAC company. $1500 installed.

The stairs needed to be removed so I could do the flooring. I also want to flip the direction they are. I took the crow bar and removed them.

On to the floor. Tried to rent the machine on Monday but home depot had the wrong machine that they told me would work. I rented from a dedicated tool rental place in St. Albert, Alberta. $100 for the day.

The drywallers were brutal and got mud all over the floor. What a pain in the ***.

Completed. I didnt do a perfect job since I was doing 2 coats of epoxy coat.

The mess. Felt like I swept a thousand times to get it clean.

I started My epoxy cost today.

I got a ton of bubbles even though i back rolled like 10 times. Just small bubble and I couldnt seem to get rid of them. I think it was from the mixing of part A&B could that be it? I think I might have to sand it before the second coat? Anyone else have the same issue?

The epoxy coat kit leaves some to be desired. I'll do a full write up on the floor when the flakes and clear are completed.

The spiked shoes are a must for this project. It is -20C outside so I couldnt do under the door. I plan to use a threshold kit. Although I'd rather not because my garage is sloped.

You will really like that heater, I have Reznor 75k unit, put it in last year and wished I did it years ago.

I'd figure out a way around that threshold kit. It will create more work than good.

So far it's great. Keeping the garage nice and warm for my epoxy application. Also noticed its doing a good job of keeping the floor warm in the bonus room above the garage which was previously always cold. I am finding some cold getting in through the garage door and framing so I'll have to get out the spray foam.

Again, nice place.

It's dirty, tedious, hard to do right ( not really...take your time multiple coats and sanding ), time consuming, and generally a pain in the ***. If you aren't good at it or do a bad job you'll pay for it later when painting.

I'm a Vancouver Island, BC ex-pat. Don't like the cold, or the city but there is no way I'm going to complain about the pay checks. Learning to like AB for sure. The mentality of people is much better then the BC liberal Hippies lol

Did the epoxy coat this afternoon.

Getting ready to do it. This time I did a double batch. Single batches were a waste of time but good practice on the first coat. A double batch is easy to manage even when I back rolled 4 or 5 times in a cross pattern. I bought an 18" squeegee this is a must if you double up. I would recommend it anyways.

Heres my tools getting ready to start.

I didn't fill the cracks on my floor. They were small and since I had 2 coats of epoxy coat I just filled them in with the product. Worked great (wouldn't recommend it if you want a perfect floor).

I didnt take many pictures during the process but here is the floor half completed.

I had 5Lbs of flakes. I did what I would consider a "heavy" concentration and used about 4lbs for 495sq/ft. These pics the flakes were freshly laid in wet epoxy.

This is supposed to be an action shot. I was banking them off the roof which worked really well for even distribution.

Completed the floor. Still havent found any clear locally that I want to use. Might do the clear finish tomorrow. I fully regret using the aluminum oxide (anti slip). I had 3 bags and only used 1. It dulls the look of the floor and you can fully see it.

Overall I am happy with the floor and really glad that it lightened up my garage. The grey walls made it very dark.

Just my initials. I was thinking about changing the thread title.

I bought new rims and tires and went to put them in the garage and got the floor a little wet with snow so I took a towel and wiped the area and it removed the shine from the epoxy in that area. I guess it wasnt dry enough for that. 30 hours later at 20*c
