Two Car converted to Motorcycle Shop

Here is where I'm at. I've been slowly converting the two car attached garage into a motorcycle workshop for my future business of converting street bikes into Dual-Sport/Adventure motorcycles. I've completed most of the wiring with the exception of two 220 outlets for the welder and oven for powder coating. Also, need to complete plumbing for a slop sink and heater. Then insulation and drywall.

So I had this 500 ninja that is rough and I didn't know what to do with it. So a highschool kid bought it from me in Denver. Well it was too much work for him so he brought it back nd we worked out a different deal for a different bike. Well, now I realize that if I come across a set of nice forks and a longer swingarm, I want to make it an ADV bike!

Id like to get your opinion on it, since were from the same small town, maybe you can give me some pointers.
