Starting my new garage build. This one will be an on-grade 12 car 'showroom' garage upstairs and a 8-10 car below-grade shop/storage garage downstairs.

Both floors have the same footprint, but the downstairs shop will have some space used for maneuvering since the entry is a bit challenging, and space for tools, lifts, etc.20221012_115644.jpg

Will post updates, but this is going to be a long process. With the current state of suppy for labor and materials, we've got at least 15 months until completion. We're already a year into the build with demo, permits, grading, etc.

Upstairs garage is mostly framed and windows are installed. Slow going, but moving forward.

I would go with tile on the top ’display’ floor and polyaspartic on the lower level. Some might disagree due to nuts/bolts/small parts being camouflaged when dropped on the floor coating but I can’t help but think that cleanup might be better. If you do go with this option, I recommend the company I used:

I’ve always been interested in doing a build like yours but on a smaller scale. What is the load capacity of the upper floor? Also, I noticed the circle shown on the lower level plan just inside the garage door. Is that going to be a turntable or does it just represent maneuvering space?

I was thinking the same thing -- tile upstairs and poly downstairs. I have a couple of good poly guys -- one did my current home garage (attached photo is my current garage floor) and one did a warehouse of mine. I don't know any local garage tile guys, and am looking for one. I tried the link to your guy and it didn't work, BTW.

I was told the load limit is 100k for the floor. 14 heavy cars would be about 80k.

I originally had the idea for a turntable downstairs, but the original builder was not smart enough to do anything out of the ordinary and was fired after it was too late to incorporate the turntable or other ideas we had. Access to the lower garage is not ideal, but will hopefully be workable.

Thanks -- here's the thread on my last build. Can't believe it's been 13 years.

New Garage Almost Done -- Yay!

It's been 6 months in the making and we're getting close. Has 3 double doors -- 1 door opens to an area to hold 2-3 on the ground and each of the other two doors opens to an area to hold 4 on the ground and 2 on lifts -- total of 14-15 with 4 on lifts. Thinking about doing 3 four post storage...

Driveway was completed last week, garage doors and lighting completed.

Still trying to decide on tile vs epoxy / poly for upper garage floor. Need to come up with a good design for tile floor if I decide to go that way.

What an incredible build. What are the dimensions of the build? I'm looking to do a 30x40ish with a walkout basement level in the next few years, so it's inspiring to see your progress. Please keep posting as your project moves forward!

As for the floor recommendations my vote is for tile on the top floor, and polished concrete below. Poly might look better when new, but for a working floor (if that's what you're going for) you'll be less happy with poly.

Some updates -- lower level 2 post lift went in last week. Upper-level epoxy went down today -- final polyaspartic coat going on tomorrow.

Shop tool cabinets are next -- should be next week.
