I'm sure this topic has been beaten like a dead horse, but I can't find specific answers in the forum. If they are there, links are appreciated.
I'm having a house built just north of Houston, ranch style, with an attached 4-car garage, no living space above the garage. 2x4 construction, I'm afraid, but that's all the builder will do. The home's exterior walls are insulated and with (I presume) proper vapor barriers. There is Tyvek on the outside garage walls beneath the stucco finish layer.
I'm going to be insulating the exterior walls in a couple of weeks (R-15 walls). I'll also be installing a mini-split AC unit. My questions are,
1. Since the common living wall (living space/garage common wall) has insulation and vapor barrier (VB), should I also be considering a VB on the garage's exterior walls? As one might guess, the intended purpose is to keep the heat and humidity out, and keep the cooled air in (as well as some degree of humidity control).
2. As a "soon to be" new Texan, I'm not sure how the whole "warm side in winter" discussion plays into this. Should I be thinking about being reversed? IF a VB is appropriate, should the VB (or Kraft Paper) be against the exterior sheathing, or on the inside of the garage area?
3. Same discussion for the garage ceiling, although I suspect it will be much easier to install from above once the drywall ceiling is installed. I imagine that the ceiling will be R-30.
4. I'll have about 629 sq ft of open area. based upon Zone 2 calling for 22-30 BTU/SqFt, this should be 14K-20K BTU mini-split. I'd be interested to hear from anyone in the southern states as to how closely their garage matches mine, what (size & brand) they bought, and if they would do it differently. I'm somewhat concerned about going too big, and I understand that for humidity control purposes, too big is quite bad.
