I made my proposal to the board of adjustment last night and it was approved. I get to build my attached 22 wide by 28 deep garage now. Not as big as I'd like but given the small lot size, it will have to do. The good thing is that the previous garage was converted to a dedicated wood working shop and will be attached to the new garage so all the new garage needs to house are my vehicles and tools. The shop houses all of my wood working and construction tools.

The wife is on board with two, two post lifts, for parking and working on vehicles so I should be in good shape.

I'll post pics as progress begins in the next couple of weeks.

The only thing I am undecided on is a level floor or sloped, and if sloped how much. If anyone has any pros or cons to a level versus sloped floor, I'd love to hear them.

If your going to use it as a parking garage a slight slope to the door is recommended. This is particularly true in areas that get snow. However, the lifts need an even plane to sit right. A good concrete finisher can pull the mud so you will have both. It does not take much slope. Our garage has less than 1" over 24'.

Standard slope is 1/8" per foot towards the door...helps with runoff.

A parking garage has a sloped floor if your in wet or snow country. A working shop should have a flat floor IMO.

Congrats bud , I needed a 3 ft side variance for my 2 car . It seemed like such a long process but it was a good feeling once approved .

Appreciate the warm welcome. Been lurking for two months now gathering ideas while I waited on the hearing.

Looking at sloping it except for where the lift post will be to accomodate both as it will be parking garage and a working shop for my hobby.

I've got a 80 TA pro touring type car and grandpa has bought my son a 66 gto for all three of us to work on, plus the wifes car, the work truck and the company car during bad weather.

I do have a storage shed for my contracting side business that the gto will spend the most of the time in.

My previous garage had a flat floor and it was no fun the two or three times a year we got snow as I'd have to squeege out the water once a day so I'm leaning to a grade. 1" over 24 wouldn't be bad at all and not hard to level for the lifts as that's only .2 degrees.

Working on floor plans this weekend as I want to get the permit turned in first of this week.

Got the plans scanned to pdf. Does anyone know off a good way to resize them? I get an error saying they are too big.

Great if you've got two buildngs, how about when one has to do both?

YOU have to make choice. What works for me may not work for you. I prioritize shop work over parking and will always go for flat if I have choice. I sweep the water out if it is an issue. I am not in snow country and the daily driver sits out.

I know city code is going to want a sloped floor and I'm not sure I'll be able to talk them out of it.

I think I am going to have to level it off where the lift posts will sit. Submitted permit and all plans today. Hopefully have permit in hand in a couple of days. Weather looks good in MO this weekend to frame up for the concrete and maybe pour next Monday.
