I'm thinking of working on some kind of garage/shop set up at my house. Ive been renting shop space for the last five years and is starting to get frustrated with poor property management, security issues and just terrible co-renters. The Lemp has been a great experience and I will treasure all my time here but I wanna be home so I can get more stuff done. I sold my biggest project to fund this and because I felt it would take forever to get it done because of the distance and time.

I did some quick math in my head and realized Ive threw away almost 20k in renting and got aggravated thinking about what I could have built behind my house.
When I originally bought my house I figured building an over sized garage/work shop might be throwing away my money because on my home being smaller (overbuilding) and in the city limits so I had a carport garaged built. Now I'm ready to down size a bit, bring my tools home, stop wasting gas and time driving and most importantly be home.

So what Im thinking is pouring a 20x26 starting 4ft inside the existing structure and still having two parking spots inside it. The new structure would be taller than the existing 12' to break up the long plain look and so I could have a loft space for storage and maybe have sliding barn doors to divide the two. I got some ideas in my head when I get on paper I will post up, but I know theres a bunch of guys on here that have a great eye for architecture and ideas for making small spaces work. Thanks for any ideas suggestions

Just to be clear, the way I understand it is that the existing structure will remain for parking and you will be building a new building right off of the back end (the open end) of the existing structure?

Functionally I like the general idea of it for what I can see of the available space. What kind of zoning or other restrictions do you face for building on that spot?

Yes you are correct, I should be fine as far as zoning my lot should allow for a little over 400 sqft additional.

Is the new structure going to be attached to the older carport ?

Have you thought about pouring a whole concrete pad under the carport ? Having a nice floor would expand the area that you could do work in. Jack stands in stone ****.

Yes it will connect, the front will remain gravel cause it will be just for parking. I got one quote so far for a 20x24 pad with walls for $6700. Trying to keep this around 15-17k

A couple of questions: 1) it looks like the wooden fence is on the lot line, so will they really let you build a building that large that close to the lot line? 2) you show that nice backyard tree on your sketches; have you taken a really close look at how much you are going to have to trim that tree to get the new tall building in?

I can build 1' off the lot line. The tree as much as I Love it is probably gonna go, Its a Bradford pear and has some rotting issues.

Looks good so far. You might consider installing a cathedral ceiling, will give you more height for a lift or something.

Had another thought, since the existing carport is open on 3 side, might be able to raise it by 2' and install a taller garage door. Existing door is probably 7'. Height is free square footage.

So, little update. Had a "conditional use hearing and was granted permission to build.
Did some pricing in concrete for a foundation and unfortunately priced me out for the house. So, the city was ok with building another carport ,enclosing it and pouring a pad. Starting on the piers next week. Stay tuned.
