When I built my house, I planned for jackshaft openers and had electrical ran to the right spots. They are quiet and do allow more overhead clearance. This is completely anecdotal, but I've never seen a chain drive type opener struggle getting a door closed and my jackshaft openers are very finnicky. I live in a dry, but dusty environment and I have to clean/lubricate the tracks and door hinges pretty often. The jackshaft openers seem more sensitive to the resistance and won't close, especially during the colder months. For comparison, my grandmother's lives next door, and her conventional chain driven openers were installed 25+ years ago and they are still chugging along.

Yes, a jackshaft operator relies on gravity to close the door. The setup is a bit different as compared to a "normal" operator.
