Well, I posted a while ago on help for a drain, and I'm getting a little progress on my project.

Here's the drain:

That's only one of 3 sections, I have lots more digging to do.

The original closet was a mess, not ONE of the "studs" (I use this term loosely) was one piece from floor to ceiling. Bits and pieces of wood were scabbed on every where, and the closet was WAY bigger than it needed to be, taking up valuable space, so I tore it down completely. (You can see in the picture how it's right up against the window, above the steel cabinet.) It also had it's own water heater, rather than using the house one, which I tore out to make room for the water softener, to give me more room in the rest of the garage.

Here's the new closet:

It's smaller, will still fit the washer/dryer, AND the water softener, and the steel cabinet can now be turned side ways for more room, and still have 2 more inches between it and the window, then the old closet did.

I stained it with "red mahogany" which turned out to be a VERY dark purple. I called Minwax, and they even said it's a dark purple...then why in the hell don't you call it dark purple???

So...I primered it and had some paint mixed to match the floor.

I'll have all the wiring for the tv/washer/dryer/water softener/light done tonight.

Now I moved the washer/dryer out, and need to fix a leaky gas line. Then I need to build a floor with treated 2x4's and 3/4" plywood. The stem wall sticks out 2"s and is 4.5" high, and blocks the outlet of the dryer. In sticking to the theme of keeping the cabinet as small as possible, I'm raising the floor to gain the needed clearance,rather than making the closet deeper.

After I do that, the inside is getting covered with 3/8" t1-11, painted, then all the plumbing will be ran on the outside of the walls.


This is way too much work for a damn washer/dryer.

Hard to tell in your photo's but it looks like your electical panel box is now obscured by your closet/shelving unit. The panel box should have free access, front and center, for something like 30 inches clear.

Looks like your using Infiltrator gravel-less system for a mini drainfield.

Funny, my home passed 3 different inspections, all of which cleared my house panel, which is in a closet about 2" wider than the panel itself, and only 12" deep, with shelves under it.

Either way, I'm not worried about it. When I sell it, the washer and dryer will be out, and as such, the panel will be legal. What the new owners choose to put in the closet is on them.

No, it won't.

from floor level to 6-1/2 ft height, and the clear area must be 30 inches wide and extend out 36 inches from the face of the panelboard.

I never understood people who put appliances in front of panels. I can see stacking boxes up, brooms, etc(easily moved) but to knowingly put appliances in front of it plus a tv overhead? You must like being a contortionist when you work in your panel.

No worries though.....when I work on similar panels, the billing meter($) keeps running while I move the stuff out of the way.:thumbup:

Once this is done, I will rarely be in the panel, so I'm not worried about it, and it's not that hard to get too. I did half of it kneeling on the washer/dryer anyway.

As for the meter running, there won't be an electrician working on it, so I'm not worried about that. After fixing their messes twice, I'll be damned if I'm going to hire a "master" *scoff* anything. The last time cost me $4,000 out of my own pocket to fix.

If somebody makes a big deal out of it when I go to sell it (highly doubtful), I'll just knock the tv box out. Problem solved. Again, since they've passed the panel in my closet that is nowhere CLOSE to the room that one has, I'm not worried about it.

I can't finish the floor until I fix the gas leak, which I'm working on today. Then I'll finish the base, level it, cover it with 3/4" treated plywood, and lay that flooring shown over it. then it's on to plumbing.

Well, gas lines are done, no leaks. I used the old pipe as much as possible, it was better than the new stuff I had.

I got the base finished and leveled.

The plywood is outside and it's raining, so I'll have to wait until it's dry. I have to wait on a handle I ordered for my circular saw anyway, since it broke.

Looking good.

I'm a big fan of the stackable washer/dryer. I like the idea of more space. Though it doesn't look like your going to really need it.

These were free, and most people don't like stackables. There's enough room for the washer, dryer, and water softener, but not much more than that.

Most don't have the capacity, and if one goes, it can be trouble to replace. Most aren't rated as well for cleaning, either.

I really want an all-in-one, but they're rated lower for cleaning.

I got a little more done, the 3/4" plywood is screwed on, I laid a plastic membrane down, then the flooring. The trim for the front is varnished and drying, then I'll shoot that on.

Then it's putting the washer/dryer/water softener in, and seeing where I can run the drain and supply plumbing.

It's going to be a pain to get the washer and dryer up there without scratching everything up. I'm thinking I'll use the cherry picker and get a few lifting slings.

Well, I finished all of it over Thanksgiving vacation. I can finally do my laundry after living here for 5 years.:spit: It needs a rod/curtain, but that's no hurry.

I threw in a "utility" sink while I was at it. It's small due to space limitations, but it's sooo handy to be able to wash hands, get a drink, whatever.:bounce: It has an eye wash fountain on it to, just in case. I put a hand cleaner dispenser on the wall, just need a small shelf for a nail brush, washcloth, towel, etc.
