Water proofing cleaning/re-application

Alright I have searched and read and read and read Im still havent found the exact answer.

My floors (garage and shop) were sealed with a clear water proofing sealer. I've got a couple small spots that it appears to have worn through. The spots will absorb water all though there not much more than diameter of a pop can. The rest of the floor is fine but why not just go back over it all.
I spoke with the company that applied it and they said no big deal just wash the floor it and put more on. In order for them to do it they want to do both floors in 1 trip. Im not keen on trying to move a full chest freezer and shop things outside and leave them for 24hours.
I have some stains in the sealer/concrete from chemicals (gas/oil) and a few specs of paint on the floor in random spots.

Heres my questions:

1. I've used dawn dishsoap and stiff bristled broom, and the next day did another cleaning with purple cleaner and broom and I cant get the stains to change. Is there anything other than grinding to get the stains to lessen or disappear?

2. How is the sealer normally applied? Mopped on or sprayed on? If I was to apply it around where my 500lb chest freezer is sitting will I be able to notice where it was/wasnt applied.

3. Normally water will pool and run towards the drain. Where I have spilled gas the water beads up. The only way to get it the area back to match the rest is to shuffle back and forth on floor dry. Is there a better method?
