Waterproofing paint?

I have a metal bulk head going into my basement. The cement/concrete curbing it is installed on has developed some cracking. Our basement has been dry for 50 years but now when it rains heavy it now leaks into the basement. What product would coating or painting those cracks and foundation would be the best for me? I live in MA if that makes any difference. Would like to tackle this before the winter.

And where to buy?

Ayuh,..... What did you do to the grade outdoors,..??

Undo whatever ya did, to stop the water,......

Concrete needs to be sealed on the wet side, not the dry side,....
Sealin' the dry side, just moves the problem,.....

Its an asphalt driveway, unchanged. Just some cracks have developed on the outside (right at the driveway height) and I plan on coating the OUTSIDE where the cracks are. Do you have any recommendations?

I think some pictures would go a long way in helping you. You said it was a concrete bulkhead but the you said it was an asphalt driveway ?

Please share some pictures. This sounds like a problem I had long ago with a driveway moving and pressing on the house. (That created the cracks.)

Drylok is a great thing to use, but as pointed out above, the cause of the cracking needs to be addressed first. (Otherwise, the cracks will come back right away.)

I recently addressed a similar problem in my detached garage set into a hill. I dug down and filled the cracks from outside with hydraulic cement and used "blue max" rubberized coating over top. Filled from inside with polyurethane caulk and in one place, the rubberized sealant overtop

Agree on grade and gutters must be confirmed.

Several brands …….roll it on with a thick nap, two coats.

Thanks for the replies. I am the only care giver to my 93 year old father with Alzheimer's and dementia. I will try to get pictures and post them in the next day or two. There is not enough time in the day sometimes.

It is a full concrete basement with a 4-6" concrete curb to raise the bulk head. I believe the water is getting through where that curbing is on top of the foundation. The asphalt driveway runs right next to it and buts up to the bulkhead right about the hight of the bottom of the curbing. I just want a durable product to coat the seam and above and below.

I finally had a chance to post some pictures. This was built this way 55 years ago but as you can see time has enlarged the cracks. Here are a couple pictures from inside the bulkhead looking out showing the curbing/seam?




Here you can see the dampness, most likely the biggest leak?



And from the outside that I would like to coat or paint with a sealer, tar, rubberized coating. Any suggestions on a product?

FWIW - I would definitely fill those cracks/spaces with hydraulic cement first inside & out. Quikrete brand is what I use.

I have used all of the drylok products including on the recent project listed in my post above. However, that Ames BlueMax rubberized coating is on an entirely different playing field. They make it in a white now as well which would be more esthetic in your situation.

At the recommended thickness, the main dif. is that it has a lot of "give" if/when it tries to crack again that the others do not.
