Watts water pressure Regulator

Have a 15 year old 1 inch water pressure regulator that was slowly started to leak internally, model 25AUB-EZ. In coming pressure is 125 psi and I adjust to 70 psi.

Bought kit 0864942 and rebuilt it and everything looks good. The issue is now instead of leaking slowly it doesn't appear to be regulating at all. Turn water on and it jumps straight to 125 psi. The only thing the Reg appears to be effecting is pressure when flow is running. it will Reg to 70-80 psi but soon as valve shuts off it's back to 125

Have had it apart several times but nothing changes

I have had several Watts PRVs over ~20 years. They last 5 or so years and then stop regulating. I take them apart and see nothing wrong, diaphragm is perfect.... so I now just keep a few spares and replace them when they fail. My friend rebuilt his and it still didn’t regulate pressure. He called them and they sent him a new one for free.

The one I have cost over 300, heck the dang kit cost 150. I sent email to watts but my guess is ill get nothing back

It doesn't take much flow to increase the pressure from 70psi to 125psi with an incompressible fluid. How much flow from you faucet do you need before it regulates correctly (i.e. will a trickle make it work right)?

Trickle doesn't make it work, stays steady, need a bit more than that but not full on

Figure I'm just going to buy another.

Does it have a soft seat? A metal to metal seat won't shut off tightly if dead ended.

Hard plastic lower seat and rubber washer in piece that shuts off and limits pressure

Mine is a 1 inch so bypass is in the steam

Replaced the Ref and did find out what is wrong with the original, it was the bypass like 5ubtle mentioned. I diagram above it shows a ball bearing in there which is non-replaceable leading me to think it's there. Well it must have fallen out
