Waxing terrazzo floors

This is more of a work related question but I know most of you seal your floors with some type of epoxy. Where I work they strip and wax the Terrazzo floors annually. I am new at this and have been doing some reading on the subject and everything I have read says not to wax Terrazzo but to seal it and you polish the sealer. Where now we use a Burnisher and Burnish the wax. Any thoughts ? on waxing or if you were to strip the floor and reseal , what sealer would you use ?

We have the wax and a sealer. Frankly you can still wax the sealer if you choose for greater protection.

I always thought you apply a sealer and then use wax as your sacrificial layer to protect the sealer. If it gets scuffed and dull you can just reapply more coats of wax.

We had terrazzo floors in one of the firehouses. The wax was extremely difficult to strip out along the wall edges and corners. After a couple of years the wax build-up gets dark and looks dirty. In hindsight it would have been better to just keep the terrazzo clean and lightly polish once or twice a year. I personally don't understand why a floor needs a glossy finish.

A glossy floor repels stains better and is easier to clean.

Our HD40 StainGuard applied using a micro-fiber pad, allowed to air dry for 2 hours and finally burnished with a hogs hair pad is good for Terrazzo.

Lot of different directions you can go with this. We have been stocking the Hilway direct line and a lot of places where auto scrubbers are used will use it and the all safe stripper. Everything from schools to airports.

I wash the floors about every 2 weeks with a auto scrubber, I have been doing a little research on this for several reasons. I have read that some floor waxes have heavy metals in the , so when you are burnishing them you are breathing the dust, man hours, we are short staffed so would it not be better to seal them and be done for a few years or would the sealers not last that long. Plus when your stripping the wax all the fumes you are breathing cannot be good for you and you are using some type of acid to strip with.

You are correct on the wax, good idea to check with the mfg. to make sure they are clear of hazards. I know our (2) wax products do not include these.



The sealer will last that long for sure and is a fully recognized way of getting this done. See the pic below, this was done using our HD40 StainGuard. The terrazzo pictured is over 100 years old!!

What chemical names would you look for on the label to know if it contains any? or can the get around putting it on the label ?
