We finally got an offer accepted

Well, we have been seriously hunting a house since Jan or so. We have made formal offers on eighteen(Yes 18). While I will admit these were not full price offers most of them were on properties that had been on the market for over 90 days. All but three of them are still on the market.

We did finally get one accepted and it was a full asking price offer but we did get them to agree to fix any and all FHA deficiencies and pay the full allowable seller closing costs. It is in the school districts we wanted(we have four children so this was a top priority and affected the offer).

It is a 1800 sq ft house on two acres and two out buildings. Here are some pix.

Looks like you have some room for a garden, chickens, and a goat or cow.

There will definitely be a garden. The wife wants some chickens. Not sure about the larger stock just yet. Depends on the hay prices.

Congrats on finding a nice place!!
When you have children (I have 3), a good school district IS a major factor.
We actually moved to a different county, because the local schools had become so bad?

Congrats. I understand all the offers. The wife and I had been looking for a house for over a year. The prices in area in Montana we where looking at where still sky high, and none where dropping. We put an offer in on a house that had been on the market for about 8 months. It was a low ball offer, and I expected a high counter offer. The owner wouldn't even budge. We passed, and it's still on the market, that was about 10 months ago. We are now trying to close on one that we did find at a steal of a deal.

I guess some of these sellers were/are greedy and some might have to get what they are asking as they are upside down. The ones I offered on I checked out in the tax roles and offered what I thought was fair compared to when they purchased. Some of them would have even made a decent amount but none were willing to bargain. All but three of the ones we offered on are still on the market.

Congratulations on your purchase. Any pix of yours?

Congratulations on your new home. After looking so long I bet you and your family will enjoy it all the more. And it's pretty cool that you have a nice big outbuilding to shape into your workspace plus a tractor as a first project.
