Yesterday the contractor came back out to install the man door and the gable and flood vents (silly things).

We met with the roofer last night to confirm the tile color. He said he would try to get his crew out today to put the paper and the wood slats on the roof to dry it in. If he does, we can have the guys come out and spray foam the building. The electrician is coming out today to finalize his quote and get us on his schedule. Busy, busy....

Very nice progress while I was away, much better than the last time I was gone. Well done. As for getting snake bitten it happens to me every few years. I almost crapped my pants when a little kid came up to the car on a cruise night bare footed and acted like they were going to step on them to get a look inside. That would have ruined a few peoples nights.

JB, I once had exactly what almost happened to you. Only the kid that did step on my sidepipes melted his sneakers. I couldn't get him off of that sidepipe fast enough.

That second meter measures the output of the solar array.

Figured out that the system is indeed generating power throughout the day. There is a glitch in the software that doesn't record the output between 10:30 AM and 1:30 PM. Was told that this was a known defect. So our question to them was, "So you knew about a known defect and installed it anyway?" Crickets............... Good news is that the system is generating and our electric company is showing it daily. Net effect is that we're generating more than we use. They have a new "box" on order and should be here to install it in about a week and a half.

Not a lot of recent activity here. The roofers were out last Friday and laid down the roof sheeting along with the wood slats for the concrete tiles.

Next up is yet another inspection then the roofers will be back out to put the tile up. The stucco folks are due out next week to wrap the building.

On another front, a little while back my lovely wife wanted to change out the old weathered, dried out and otherwise crappy cedar boards in all of the gates. She also wanted to paint the gate frames while we were at it. This also gave me the chance to re-hang the gates due to ineptitude from the previous installation.

But what I found out in doing this is that the two short walls closest to the house were in really bad shape. Here you can see those walls.

That wall in between the man gate and the driveway gate is leaning backwards at about a 5° - 7° angle; it was also anything but solid. The small wall between the man gate and the house was deteriorating. The blocks were severely cracking where the gate anchors were installed. So rather than kill myself, we hired some folks to come out and tear out the **** and install something with a bit more substance.

I also had them fill the voids in the larger portions of those walls with concrete. I hope that lasts for a while and provides a better anchor for the fasteners on those gates.

Hi JB and thanks. We used regular 1x6 pine. Trying to get replacement cedar boards was just too cost prohibitive. My wife stained them with a light stain for the first coat then a darker stain for the second coat then sealed them.

I think she did a great job.

Well, I finally have some updates to share. A couple of weeks ago, the roofers came out to put down the underlayment and the wood slats for the tile. They also hoisted the tile on the roof to get it to settle into place. And then there was another inspection....... 🥱

Then yesterday, the roofers came back to finish installing the tile. While they were there the stucco folks showed up to wrap the building. Now we have to wait for yet another inspection......🥱

Looking great brother!

Nice to know we aren't the only ones with strict building codes and pain in the backside multiple inspections.

Although I know it isn't like that everywhere over there. Funny we have a lot of codes and regulations, yet in Australia we have one of the worlds lowest building standards. When I say this, I mean the lack of thinking about insulation.

No where, is double glazed windows and doors required, our homes are pretty much non insulated. My house is brick, with a timber frame and maybe 50mm thick insulated bats in the wall, then Gyprock. I have huge glass double sliding door in the dining room which lets out all the heat of the house.

And well, you would have seen my shed at the beginning of my thread, Steel frame and corrugated steel wall panel, that's all. So its 131°F in summer inside and freezing in winter!

Many international tourists from overseas complain about how cold our houses are in winter. Many people from Canada and Russia where the winters are bone chillingly freezing say back home, inside, you can be in a T-shirt and shorts, because the houses are well insulated. They come to Australia and in our mild winter, where it maybe gets to zero (32F) They have never been so cold at night.

Don't know why I'm ranting so much about insulation... bit of a sore topic for me!

Rudi, it isn't just the insulation. The brand new $600,000 3-bedroom unit in Manly that we moved into in 1989 had a corrugated steel roof, no insulation and metal frame single pane windows . It didn't occur to me to ask but after moving in discovered it had no central heat or air conditioning. For the two years we lived there we warmed ourselves in winter with twisted newspaper logs in the fireplace to heat the lounge, dining and kitchen and rented space heaters to warm the bedrooms and baths. Being on the ocean, we never had snow or ice but it did get to 40°C (104°F) once in the summer. The place has been re-sold a couple of times and sold for A$3,300,000 in 2017. It appears to be going through major renovation that started in 2020 so it may be getting a new roof and maybe central heat-A/C.

Rudi, no worries; vent away. I'm a stickler on insulation myself. For the reasonable onetime cost, it pays dividends for a long time. The last house we had barely had 3" (76mm) of insulation in the attic. The house was always warm in the summer and the heat pump worked a lot to maintain temp. So after a while, we had more insulation blown in to an R50 equivalent (about 20" - 510mm). What a difference that made!

My place cost 800K when I bought 3 years ago... And I mean... sure, I'm Western Sydney scum (I'm essentially near Mt Druitt - BUT... and its a big BUT!! I am on the other side of the M4 motorway, meaning I live in Hobbiton surrounded by the scum suburbs of Mordor)

I mean sure I paid that much and I need a light aircraft to go to the CBD or to a Beach, but at least I got ducted aircon throughout my house and every window (bar that pesky dinning room glass door) has roller block out shutters.

The thought of paying 3 million and having a tin roof in essentially a glorified shack near the ocean makes me want to puke!

Sydney is, I believe, in the top 5 most expensive cities in the world to live in.

On average, the cost of a house in Sydney is 15x the median yearly wage.

And to give you a idea, I live on the literal outskirts of Sydney, its 50 miles to Manly Beach Where Bob used to live, The place where the sun shines, and rainbows skip across the beach, and you don't get stabbed by meth addicts.

And the prices in my "hood" are creeping to 1 million each too!

Sydney..... just pain sux.....

Another step closer! The stucco folks came out yesterday and put the base coat on the shop.

This base coat has to cure for a week then the final top coat will be applied.

And tomorrow the hydraulic engineer is coming out to visit and put his stamp of approval on this for the county in the form of a certificate. This has to be done and sent to the county before final inspection.

I should have just had the building built and screw the permit. This is just pure insanity. 😞

So we have had a few days around here with steady light rain to very heavy rain and blowing winds. I walked into the shop last night after work and lo and behold, the SOB is dry!!!!! :willy_nil I know most of you will probably think I have lost it (OK I know, that ship sailed long ago) but coming from the large metal sieve that I recently had, this concept of a dry shop is a revelation. I did a couple of fist pumps in there, smiled, let out a pretty audible "YES!!" then walked back outside and was greeted by a very loud clap of thunder. I looked up at the sky and told Mother Nature, "Bring it on!".

Man, I am happy! I can't wait to move in there.

Ah! Fishing up north.......I really miss that. We have an annual get together every June to fish up in Lake of The Woods Ontario. Due to our neighbors up north closing the border, that has been postponed for two years now. Sigh............

Yeah, he's supposed to be in Canada, him and his group of cronies make 2 trips a year up Canada. Summer trip is a 20yr thing and their September trip has been going on for around 35 years. He was super bummed to miss it 2 years in a row. I'm still not sure why they are shutting down REMOTE fly-in fishing spots...its not like they are flying into Montreal, Toronto, or Alberta!
