$40,000 has paid for:
- Surveying ($3000 worth because of my stupid building district)
- Building Permit and building permit fees ($500)
- Structural Engineering and inspections ($1200)
- Geotechnical Engineering and inspections ($800)
- Natural Gas and Electrical feed to the building ($4000)
- Lumber Package ($1800)
- Misc ($400)
- Concrete work ($29,000)

Still need to pay for:
- Backfilling
- Trusses
- Roof
- Windows and Doors
- Electrical Inside building
- Unit heater
- Driveway
- Siding
- Insulation
- Drywall

Concrete work in my neck of the woods is stupid expensive.

Plus the engineered wall added a lot of extra steel and concrete. It's 12" thick. There was approx 45 yards of concrete used in this job.

I got 4 quotes, only one was cheaper and I wasn't confident the guy with the cheaper quote was going to be able to do a proper job. I got one quote for $40,000!

When I hear the prices you guys are paying I get very jelous!

Yup. Beautiful country if you can actually afford to live here. All of the rich Albertans come here and buy everything up! Don't think any money is actually made here except in northern BC.

The engineer seems to think so.

I want to backfill that wall to 6'. Around here, code says max backfill height is 4' unless you have the wall engineered. This is what the engineer came back with - it's way way overkill.

Around here concrete is $200/yard after you include taxes, delivery, etc.

So about $9000 in concrete.
The engineer called for a crapload of steel bent at funny angles and the 5/8" steel instead of the regular 1/2". At least $2000 worth.
Then you have forms rental, pumper truck rental, pit run, drain rock...

Of that 29k, the concrete guys paid a good $15000 in hard costs. Still leaves a lot of room for profit tho.

I thought long and hard about it believe me. Doing it this way leaves me with a 40'x25' flat yard area which would be unuseable hill/terraces otherwise.

WOW where are you located? im incanada my boss just bilt a house with a 15 foot tall wll at the back all around blasted rock 60 feet long 55 feet wide on both ends 16 inches thick and poured a floor for almost that amount. So you got hosed.

altho now a few years later we go and try for a cement driveway leading into the building

Sorta the way I see it. I got multiple quotes, picked a company that I liked (They did a great job) and bit the bullet.

Anything related to real estate/construction here is expensive. You can't buy a new home for under $450,000. $325,000 is the cheapest you will find a used home for but that would literally be a 50 year old shack in a bad area.

Elevations? The engineered wall is 8' from the footing (which is 4'7" wide and 12" thick). The other walls are 4' and 3' high while sitting on an 8" thick footing (18" wide). There is a step in the footings that goes down 2'. This is to minimize the amount of backfill required on the right wall, code in my area is that the footings must be min of 2' deep.

I paid $290K for a 60 year old shack in shambles on a busy road, but in a nice town... toilet fell through a rotten floor a week later, good thing we weren't living there yet. I'd say at least I make more money living here, except I don't...

Anyway, to the OP nice build so far, in the end you might feel like you probably overpaid, but hey you'll have a garage that has nearly the same sq-ft as my entire house and you'll be loving it! Looking forward to spectating on this one, keep up w/ the posts and pics

well i know the price of SOME matterials has gone WAY up. And in some places it happens to be in what area you are in determines the price. the OP has tons of costs here in central tn out in the county that we dont have
permit to build the 80x56 polebarn was $180
building permits in certian places in california for a 24x24 garage.. $50,000 course the average house price in that area is 1mil..

Oh man I wish! Last year's tax bill was $1,800 and that was with 40% discount because we live in the home. Last time I checked, our home was estimated at just below the average home value.

We never got the housing price drop/correction that happened in most of the US. Most homes here are worth roughly the same as what they were worth 3 years ago.

where i'm at, concrete is just about $100 a yard delivered. $900 for a full truck. I just poured 18 yards worth. a pump costs $150 per truckload.

Kind of a blanket statement. Building on a slope is expensive. In Los Angeles a foundation for a home on a slope can cost 100K. If well done, the price is good insurance.

Cost $7,000 here for a nothing special 20x24 slab. Guy I work with was quoted $14,000 for 24x30 with a one foot concrete wall on top of the slab. I'm not looking forward to the quote I'm going to get for a 24x38 in the next couple years.

The utilities cost so much because I fed the garage through the house. I thought about getting seperate services but my utility companies charge me $20/month just to send me a bill. $40 for both adds up over time and I'd rather just pay the cost upfront.

Plus, to be fair that $4000 also got me a gas BBQ hookup on the deck (we were going past the deck anyway) and a seperate subpanel in the back yard for future heat pump and hot tub. I also ran 2 CAT5E and 1 coax cable at the same time.

It was a 200' run so had to use large conductor (2/0 I believe) wire and step up to a 2lb natural gas system which added to the cost.

Im not going to comment on the price, but am shocked to say the least about it being expensive to build/own there. Ive driven all over BC and up into the Yukon many times, and always thought it would be an awesome place to retire one day.

I just got concrete prices today. $74/yard. 3 yard minimum to avoid small load charge.

Small load charge = $60. Total.

I want to say adding fiber was 6 bucks a yard more. So I can get a single yard delivered for $140 with fibermesh
