Wet Garage Floor

Hi everybody!!! This is my first post and was so HAPPY to find ya'll! I did try to search this out, but nothing seemed to fit exactly. My delima, we have our house up for sale in Georgia. We moved to Alabama in Nov of 2007. The real estate woman just called and told us when it rains hard, the are 2 spots on the concrete garage floor that are wet. Both are the size of a steering wheel and puddling. The house is on a crawl space, but the garage is on a slab. Where the puddles are forming are on the side of the outer most wall. There are 2 windows on that wall. An older gentleman, my ex neighbor came and checked it out. It's not coming in under the garage door seal. It's not coming in from the roof. It is not coming in from the windows. The spots are away from the windows. There are no spigots for water on the garage at all, so we rulled out a burst pipe. There is not a slope coming towards that side of the garage or around any part of it. What I can't understand, is up to 6 months ago when we moved, that is EXACTLY where we stored some furniture. There is NO water damage to that furniture. It's like it is seeping up from the ground after a VERY hard rain. HELP????????????

A pic of the location would help. Is there an internal wall covering ?

If there is drywall or whatever, and as it's on the boundary of the wall and the floor, it's a recent problem, there's puddling, and it happens after rain, my money's on a hidden roof/gutter problem, with water getting down the inside of the wall, meeting the relatively impermeable slab, and puddling there.

Another possibility is a spring under the slab, no membrane, and water coming up through it, but that would be likely to result in permanent, diffused, damp patches, and mold on anything stored in the garage.

Yes, there is an internal wall covering, sheet rock/dry wall. I am having my real estate woman check the next time she goes over to see if there are gutters on the garage. I know we have gutters on the house but can't remember if they are on the garage. Thanks! If it is the roof, will the internal sheet rock eventually get wet? We had vinyl siding put on about 4 years ago. If there are gutters we will have them cleaned out.

Depending on the age of the house it may have tiles that run under the slab to drain the gutters and one may have been loose or deteriorated and lettong water underneath. It could also be that when furniture was stores that something was stored that may have possibly leaked onto the floor and when it rains it is pulling moisture from the air and making it look like it puddles. One would have to see to determine if it is actually a puddle, or just moist spots.

This sounds frustrating... on another note... I see a bigger problem: any real estate woman who doesn't know how to take a digital picture and e-mail it needs to be re-evaluated... It sounds like she is just too lazy (or self-centered) to do it for you... Either way, I guess you have to choose whether she is being mean or not qualified. Sorry... I was trying to be a gentle as possible...

She's my AINT GOATIE, aka Aunt Gloria. She is an old broker and the aunt I am named after. She let me go ahead and move and had the whole house painted and all flooring replaced. She has over seen everything for me. She is in her 70's and her underlings do the pics. She is selling the house for me without their help to save us the commission. So.............I can't raise cain. Now if I was paying her.................ooooooooo would I ever!:)
