Wet Look Sealer Advice

Hi guys

I'm looking for some advice in regards to sealing the floor in my mancave. A nice high gloss look is what I'm after. This floor has radiant heat and is 15 years old. It has a few rust spots, oil stains, and several hairline cracks. When this project is all done, I'll be using this space as a hangout. There will never be vehicles of any kind in there. Just guys in sock feet drinking beer and watching hockey. I've read through some of the posts to educate myself on the various options ie. acrylics, clear epoxies, and polyaspartics. My questions are;

1. Could the in-floor heat be an issue with the various sealer types?
2. I don't know for sure if the previous owner had a vapor barrier installed when the slab was poured, so, does that make certain types of sealers more of a gamble?
3. Years ago, in my first house, I made the mistake of painting my garage floor with some concrete paint I purchased at Home Depot. Huge mistake. Within a few months it was peeling everywhere. Im assuming these acrylic sealers don't really peel like paint, but just kind of wear away and disappear. Would that be correct?

Correct on the acrylics. In a space like yours I would check out two options.
Two or three coats of gloss acrylic, followed by several coats of wax or two coats of a wb epoxy, followed by a wb urethane (for higher gloss).

Naturally, check for water transmission prior.

The heat should not be an issue. Keep it off during cure for normalized curing.
