What are your thoughts ?

My GF and I Just bought our first house one of the features we wanted (ok I wanted) was a drive in back yard and room to put a good size garage. Our property is restricting due to the power easements that run up the side and across the back. So the only spot we can put something big would be running parrell with the house. My plan is to put a 18’x24’ garage ( see attached plan’s) this would give me around 17’ between the house and the garage, there will be a deck from the house up to the side of the garage.
We are planning an 18x24 with a loft and a barn style roof; the loft will be the GF’s art studio / storage.
The concerns that I am having before construction
The garage over powering our house as it is a small split entry
Wondering if this will hurt the resale of our house
What are your thoughts / ideas ?

What does the power easement say exactly, is it just for access, or just allow them to go over the property? May not say anything about you being restricted.

Thanks for the fast reply guys

From what the city told me they wont have a problem with it as long as its 2' away from a boundry, not on a power easment and its 6' from the house.

I was talking to the power company and he gave the exact measurements of the easment (they are showen on the attached drawing) i am not allowed to build on the power easment.

There are lots of sheds and garages almost everyone has one.

any thoughts if i am going too big for my property ?

I would drive up the crushed stone driveway and turn into the garage on the 18' side

i have made a second preschool drawing of my idea

the red lines are the EVES of the house and the garage

I just dont want to feel overcrouded by the garage in size and more of all hight as this will block the sun on part of our deck

you might want to look into if the rules mean eave to eave, or wall to wall. There are some of each in my neck of the woods, which is partially why we just moved instead of adding on. Basically for us, if the eaves were too close together then we had to build to a stronger fire rating, and would have had to finish the inside of the workshop with 5/8" fire-rated sheetrock.
