What did it cost for your detatched?

Hi all. I'm a newbie here. I love the site. I'm looking at some houses to buy here locally (Tulsa OK area) and I really want a big (3+) car garage, or at least a 2 car and a detached 1 car+ shop. Well, I found a house with a huge detached and huge heated/ AC shop that is perfect for me, but it is about $20k more than the other houses I'm looking at. So my question for all you experienced gurus out there: Should I pay the extra 20k now, or build my own or can I even build my own for that kind of money? Thanks for any info. :beer:

At least here in CA (may be cheaper in the saner sections of the Country), a house addition runs at about $200-300 per sq. ft.
A garage would be about $100 per sq. ft., plus all the zoning/permitting issues, plus the hassle of getting contractors, demo, hauling etc....but you would be able to build to suit, so that is a plus.
I would say, that if you like the house (leave the garage out of the equation for now), and it is in a good area, then it may be worth it just to get the existing garage......my 2c anyways...

I am in the process of putting up a 26x32 right now, just for the slab walls and roof in my area you are looking at around 20k. I am a cheap ******* with a lot of friends so it isn't costing me that much. By the time I get it heated, electrical, insulated and finished I will have (if I paid retail) over 20k in it easy.

Oh that also doesn't count the removal of the old one car garage. That is turning very expensive and a real pain in the you know where.

I think if your going to build a detached any your worried about cost....do a one car garage with an area for tools and supplies

In spring 2004 (when building materials were cheaper) I was quoted by three sources between $10,000 and $15,000 for a detached 24x32 building only, not including heat, air, wiring, interior walls or anything else inside. If the house and shop are both to your liking otherwise I think the $20K is the right move. Good luck, Todd C

Since the shop is heated and airconditioned, it may appraise as living area and be worth as much per foot as the house. Usually, garage space doesn't appraise well. I built a detached 36 x 35 story and a half in Stillwater 10 years agao and it cost me $40K for the shell and the driveway and electrical and plumbing rough in. I am sure it would be double that today. Sounds like a great deal to me...

I would pay the extra 20 k now. I'm builing my own now and doing most of the work and I stopped counting when I hit 30K! Also lumber prices are on their way back up due to the damage in the south.

I dont know it will defently go up now....I did a sales call earlier this afternoon and while I was there the customer got a fax stating that plywood is raising 10% starting September 19th

Thanks for all the input guys. Still not sure about the extra money right now. I'd hate to sell one of my cars to be able to get the house (whats the use for the extra space then huh?) but if I can manage I'd like to keep both cars (02 T/A & 97 Vette) and get the house. Wouldn't have any extra $$ for a couple years until the cars were paid off, but I think I'd come out ahead if I can just hang on thru the tough initial ride. My gf would kill me if I did, but hey- thats when the heated & AC would come in handy in the garage then :lol:

It all depends on you.........

First thought......is the garage that you can get with this house "THE GARAGE" that you want? If so, the extra cost is more than fair for that size, read that as much cheaper than having one built for you.
Second thought......if it's not but it's close........can you wait a couple years and build the one you want? If your life will be a good one for two full years without a garage that you want then hold off and build the one you want.
When I relocated I lived in a hotel for two months, an apartment for 6 months and then our house that we bought. Even now, until my new shop is built I'm having a difficult time with no place to work.......the garage on my house is a good size garage....25x28 deep but currently is full of equipment for my shop I am building so basically I still don't have a garage and it's tough for me. It all depends on you ................. good luck..... Keith

Lets see, a 1,450 sq foot detached garage in So Cal:

$14k for foundation 30x48 (55 yards of concrete)

$16k for Miracle Steel Bldg

$1.5k for all the rental equipment (backhoe, trencher, jackhammer, etc...)

$4k for lumber

$3k for electrical

$1k for tools for the build (the only money i enjoyed spending)

$2k for insulation & drywall

$3k for God knows what (Home Depot is my second home)

still have to get paint, floor epoxy, drywall tape, mud, etc...

$40k more if I had someone do this for me!!!

But all things considered, this is money in the bank. Because it add this much value to my home!!!

You spend $20k on a car, you'll be lucky to get $5K back!

I built my two story, 24x30, for about $24,000. It has water, sewer, heat shower upstairs, blah blah blah.

All work done by myself so no laber cost in that.

I am in the process of building a 30 x 60 steel building to replace my garage and estimates so far are in the 45k area...not including the driveway that i am having repoured

My 30 x 48 T1-11 sided pole barn was built in '85 for $7500.00. WITH the concrete floor, two overheads and a 3' service door.
I have gotten quotes on a 20 x 32 addition to this barn in the range of 14 to 16K... WITHOUT concrete or an overhead! Twice the price for less then half the space. Kinda hard to choke down but I have to do something...

I just built a 24x40 pole barn with 10ft walls this summer. Concrete floor, insulated, drywalled, 100amp 220v service (3 runs of 2/0 underground wire 200 feet!), 9x10' overhead door, flourescent lights. The floor was the only thing contracted out. Have about $12-13K into it plus every free second of time for most of the summer.

My opinion, if the house and shop meet your needs, buy it. It would have been nice to just move into a shop instead of losing a whole summer building one.

Last summer I built a 1200 sq foot garage ( wife thinks it is just a playhouse because we do have an attached 2 car garage) I did all the work myself including digging the footing by hand, at this point the stucture is completed on the outside with most of the electrical run. I would guess that to this point I have spent about 15k with approx. another 3k for insulation, sheetrock, and a natural gas heater, IMO a completed shop for an extra 20k is a bargain as long as it fits your needs.

I'm a contractor. Right now it's around $50.00/S.F. for a garage, depending on how much you want finished in the garage. My lumber yard just told me that all sheathing materials are going up $ 10.00/sheet.

You fail to mention the size of the garage that goes with the house. The main thing is....is the house the house that you want. If the house is not satisfying then forget the garage. Shop around some more. Secondly, if you decide to buy a house and build a garage later..is this something that you are capable of or will everything have to be contracted out. If you can do most of the work it cost about 1/3 of that which a contractor will charge. A decent garage/workshop will bring up the equity of a property, but only to a certain extent. You need to sit down and list all the wants / don't wants on paper and weigh out all the differences before you jump in and buy.

I bought my 20x24 garage kit from Sutherlands. Bought it on a holiday so I saved 15%. I spent 2800.00, the concrete cost me about 1600.00. My wife and I built it ourselves with the help of some friends. I highly recommend Sutherlands if you have one close to you.

If the garage is the right size, it suits your needs, & you can swing the extra money up front, do it. Prices on building materials will only go up. During the one year I built my garage, plywood had just about doubled. The other thing you may not expect, is........
.........the unexpected.

I bought a house in 1989 without any garage & figured I would build one after the first year. It wasn't until 1997 that I finally built it. My wife & I had each changed jobs over that stretch, our daily commute increased in distance, therefore increasing expenses. Unforeseen repairs in the house among other things kept me from building. I ended up renting space & using a tent garage during that time & had my projects set back so many years it sucked.

Even if it means eating a lot of rice & pasta the first year, I'd try to make a go at the more expensive house.

I'm almost done with my new 18'x24' detached and its going to run me about $38k totally done. The framing and concrete were about $25k, but it has 10' ceilings, a lot of storage above, and a serious foundation. The 38k includes stucco, roof, electrical with new 200 amp panel, sheetrock, plumbing for a toilet and sink, insulation, door, etc. This is in Northern California.

Well I'm just finishing a 24X24 pole building and so far I have about $10500.00 in it so far. Pretty bare bones as there's no bath or plumbing but ti'll serve my needs fine.

Another 8K or so in electric, insulation, sheetrock, and of course epoxy flecked floor - my labor
Lots of codes / permits / hurricane strapping requirements etc. here so I don't think a kit would fly.
Build it bigger than you need, I'm in it three months and want a bigger one!

What county are you in and who did you use ? I'm in Nassau, so I hear you with the codes, permits, inspections, etc. It's getting outta hand. I recenlty had the 2nd floor of the house dormered and slowly found out little "are you kidding me's".

I currently have a single car garage. Want to go to a 2 car in a couple of years when I can afford it.

It's pretty apparent it's a regional thing. 2000 square foot garage in California looks to be about the same price as a nice new 2000 square foot home with 3 car here in KS.

I know materials are up since I did mine, but I have roughly $16,000 into it because of doing 95% of the work myself. The only things I didn't do, were auger the holes in the ground for the poles & the concrete floor. That $16K includes all of the wood framing & the 2 steel I-Beams, roofing, siding, (cedar in front, vinyl on the rest) electric, overhead & service doors, & the concrete. (1997/98) I also included maybe $1000 for the timber retaining wall, & some of the crushed stone. A lot of the fill, about 120 cubic yards, I got for free from my boss.

With the hurricanes recently, the building supply industry has a reason to raise prices even more. (Legit reason or not, it's been done in the past.) By building a pole building I saved at least $6,000 to $10,000 minimum, based on foundation quotes I had received. The garage is 36 feet across the front, & has an average depth of 22-1/2 feet (810 sq. ft.) I forget what the area is on the second floor, but it's just a little less, maybe 600 sq. ft.

Just as a note, I got estimates in the early 1990's for a complete 24'x24', 2 car, 1 story building for $28,000 from a reputable builder, & another estimate for $6000 from a newspaper ad. Prices still vary today.

With my shop being wiped out in Hurricane Katrina, I just got a copy of the insurance adjustment. They appraised a 24 X 24 that had to have a 75' + tall tree that's over 5' in iameter removed from the roof, then demo the building, haul off the debris and then rebuild it with insulation, pegboard, two workbenches, electrical, A/C and two full walls of shelving. Total Estimate: A bit over $ 14K. This is on an existing slab, so no concrete work included in that price.

Is Nationwide really on my side, or are they setting me up to give me a slippery one ?

Here in Michigan I am building a 36x42 shop with 2x6 walls with a 12x24 lean to.......I have found my own sources for supplies, had it framed and brick/concrete work, did some work myself........it has a 2nd floor and a radiant floor system in the concrete floor.......havent' gotten to the interior work yet and will have about 35,000.00 in it...........

Geez...I've got $6200.00 in my shop including concrete (floor) and electrical, insulation, and the finished interior...30X50...10' sidewalls...gas radiant heat...but I bought a larger used polebarn that was partially finished inside, tore down what I needed, sold the remainder and moved my part to my place...Makes me seem like a tightwad!!
