What is on my floor?

Bought a house that was built in 2011 about a year and half ago. Zero time to do anything except sign and move. Well. Had time to imagine what it would be like to have epoxy on the garage floor!

The floor has a broomed finish that looks like something that you would find on a sidewalk. Hate it. A couple of weeks ago I noticed some bubbling on the finish and it turns out there is nice smooth concrete under this "top coat".

I was able to use a razor blade and remove it without issue.

To my unskilled eye it looks like a portland slurry is what was put out on the floor.

Is this a common practice? If not portland any thoughts as to what it could be?

Maybe the original floor was too slick and the previous owner decided to top coat it and put on a broom finish? I have never seen or heard of anything like your floor. Perhaps you can remove the top coat without too much trouble, dispose of the bodies that you find, and then you're good to go! :thumbup:

A soft/crumbly top coating would need to be removed since any coating can only stick to what is under it. Its a lot of work and then the surface may also need a lot of grinding to smooth it out for a coating and such.

Alternately you can put garage tiles on top of the existing floor, just skim over any defective areas. Our solid www.supratile.com would be good for this, or other brands of your choosing. The materials are more expensive but the work is much less.
