What is the catch with these metal garage kits on ebay? 38 x 60 x12 insulated (walls and ceiling) steel garage for $25k and free shipping. Seller has great feedback.

ALL BRAND NEW MATERIAL IN ALL OUR KITS

This auction is for a brand new large all galvanized garage. It includes 1 New 10' wide x 12' high Clopay steel sectional garage door in white, and an insulated steel entry door with 10 in x 10 in viewing window. The walls and roof are completely insulated. Various photos used. Your building will be built to your color specifications.

The roofing is 26 gauge classic rib steel in any color with 29 gauge vertical classic rib steel in any color used for the walls. Both have a 45-year paint warranty called “Colorfast45”, the best in the industry. There are many new "Energy Star" colors available. Can be engineered for other codes.


KIT CONTENTS:

• All galvanized steel framing of 16-11 gauge (not just 20-22 gauge as others use) - columns, rafters, purlins, girts.
• All pre-painted galvanized sheeting for roof and walls come in many colors.
• One 10 ft x 12 ft Clopay steel insulated sectional garage door with galvanized framing and trim.

I'll guess they make $3k plus maybe $7k on each kit.
That building is about two fifths of the expense.
Site prep
Concrete
Permits.
Erection.
Electrical.
Openers.
Segmentation.
Driveway.

^ this , plus if you need engineered drawings you will need to find a local guy to look them over and stamp them, good luck with that.

It will have to meet (local) building codes, and at least were I am I had to have stamped drawings for the building inspector. My building came with drawings, stamped by a New Hampshire building engineer.

I doubt that eBay building would meet code for snow areas. We had to meet snow load, wind load and other factors. The main I beams in my building are 'huge' because of this. Of course I don't have to worry in the winter now.

You know thats one of the beautiful thing about Texas. As long as you are not in a WIND ZONE or a Major City(and even thats lacking in over site, just look at some of the buildings in Houston) and are the own of the property, you can build this without all the zoning and permits. Just as long is its just for you.

A pile of tin on pallets in the side yard is a Long ways from havin' a Garage,......

What's the base price of a stick built garage kit,..??

My concrete portion of my build came to 14% of the total tab, and site prep and fill was another 5%. these little 'costs' sure add up quickly.

Building cost is a much smaller percent of the total cost than you think it would be. I was looking at steel buildings that were around $18K (25x33x16). Building erection is $10K. Concrete / grading was $14K. Then there is electrical and plumbing on top of that. Im running around $45K and it's not done. Read some of the reviews of the non red steel metal buildings. Lots and lots of pissed off customers.
