What it this value or this shed?

My wife and I are looking onto cabins in northern wisconsin and i would like a larger shed for my business and storage etc.

It has a small 12 by 16 shed

And a 36*54 shed which has a heated 16 by 36 office in it. Apparently there is a storage loft as well. (we are going to look at it Saturday.)

Before were going I'm wondering the value of these two structures. Especially the large pole shed. I'm trying to factor that in to the cabins price vs building a new shed on a different property. Thanks

Easy.

Call a local builder and ask him how much to build those for you.

The above WAG is probably way low, but a good starting point.

What it will cost to add is NOT the value it adds to the existing property though.

Check out a big box store website for your area and see if you can find a ball park price. Since you don't have a profile listed, it makes it hard to project a price because these things cost differently in different parts of the US.

The 12 x 16 storage shed adds nothing to the property value. A temporary structure. The pole barn I won't wager a guess. Way too condition and location specific. Perhaps a better question is if that is the pole barn you want, or would your rather have your own custom built barn?

If you go to Menards website they have a building calculator for pole buildings, that'll give you an idea of what it would cost to build.

I could make this work. I just an office and this would work great. I don't need anything custom.

Big box stores have their place.
But contracted out construction is not one of them.
Do a little investigation and find out who they would contract your job to and approach them directly.
Don't feel bad about the big box.
They will get the supplies sales.

The small shed adds zero to the property. $3-5k new.
The details in construction and interior on the other building will affect the value.
Just a guess but $45k (could easily be a lot more).

Thanks for the answers. I can post some pictures after it get back from seeing it. I really want a cabin with a shed so I can work out of it and of course to store some toys.

Due to how remote the cabin is, out realtor said its would be much much cheaper to buy an existing vs new construction. And I done need my perfect shed. I just need something adequate. The fact that part of it is heated is a total bonus.

to some those buildings would de-value the property, for others it would increase it.

just like a kitchen or bathroom remodel, you could spend 20k on the project and get anywhere from 10% to 200% back. it might even decrease value to some buyers because they don't like the colors.

remember you can't control the price when selling, you can only control the price you buy it for.

Exactly. I would start off with the assumption that the garage adds nothing to the price of the property. Make sure you have a good real estate agent as well as do your own due diligence as to the value. Remember the market sets the value and keep in mind that this is mostly a financial decision.

True. Bc where I'm frome they are called pole sheds bc pole barns area something different. I would also plan on renting out the non shop part of the building to ppl looking for winter storage etc until I get my pontoon, snowmobiles etc

$45-55 for the garage / shop, if it is well constructed and it has heat, water, and a septic system.

Maybe more depending on how close to town it is.

Generally, the contractors I've worked with say that erection costs, including site prep, are about equal to the building package cost. Heat, power, water, and septic are additional.

The barn ~$2500-3500 if you were to replace it, but it doesn't add any value to the property. Look at it as a bonus.

The building season is short in the Northland, and you'd be better off spending your time building or finishing your cabin than a garage, so that alone adds some degree of desirability to an existing building that you can't place a monetary value on, especially if it is heated.

Don't plan on storage fees to pay for the property. You'll fill it up yourself soon enough, and, unless you have a trusted caretaker, how will your customers have access?

Don't forget insurance expenses.
