What do you plan to do in the space? Are the walls and ceiling painted white sheetrock? Is the floor smooth cement? Epoxy? How old are your eyeballs? Will all lights be the same height? How tall is the peak?
Most people would put their lights in rows of three to illuminate between the cars. You are planning some sort of work area or are planning a man cave/lounge/ living room. Which is it?
I re read and see a 10 ft x 10 ft office. What is the other 10 x 20?
My shop would have the doors on the 30 ft wall and have three rows of four 90 watt LED 2 ft long fixtures. I want a 30 X 40 with 14 or 16 ft sidewalls and a 9/ 12 pitch or better to match the house.
Lots of other guys would put up 24 ea two tube fluorescent fixtures and take out the ballasts. Four ft LED conversion bulbs drop right in. Four rows with the fixtures nearly touching end to end.
What do you want to do in that space? ( I had a rental with the man door crammed in the corner. It was wasted space and I hated it.)
I had an acquaintance who had a 24" or 32" space from the wall. He had a landing pad for whatever filled your arms and a bookshelf like built in. He staged " must happen" and " must take when I leave" things there. I always admired that space. It had a coat hook and a tiny dorm fridge too. A lot of practical in a 2 X 4 ft space. ( maybe 32" x 32")
