Ok, to try to keep an long story short, My garage is not a year old and when they poured the floor it was all wavey and dips and such in it. I SHOULD of had them re do it, but instead, I made a deal with them on other work that was to be done on the project, that I got for free. HUGE, HUGE mistake on my part!!!!!!! But it is what it is now.
After "living" in it for a while now, I realize I have to get it fixed. I have three drains in the front half of the garage and NONE of them work, meaning the water pools everywhere. but the bigger problem is that after parking the car in there after driving in the snow, all the water sits at the base of my brand new lift I had put in
Shop-vacing water all winter sucked!!
So, I called several companies that do concrete grinding to grind the floor down and "refloat" the floor, so to speak. I have had a couple of bids, one guy gave me "there-is-no-way-in-hell-I-want-to-do-this-job" price and the other guy was about half of the first guy. BUT, both of them know that when the work is finished, if the water does not drain to the drains, they are redoing it, and both companies agreed to write that in the contract!!!
I had the company that was lower come back out and look at the floor again, just to make sure he was not missing anything, since the bids were so far apart from each other. So he did and brought the guys out that would be doing the work too.
Now, he sent me a e-mail stating that he would stick with is orginal bid, BUT if they have to spend more that four days out here, then every day after that would be "X" amount. OR, he would give me a proposal with a "Not to Exceed" price, regardless of how long it would take.
The one worker guy, did make a comment that it would be very time consuming to grind all the humps out, but the VP said it can be done.
The space I am talking is 38' x 20', with three garage doors and a drain in the center of each bay.
So what do I do, go with the not to exceed, with is $1200 more in price, or go with the orginal bid and take the risk that is will only take them 4 days??
Regargless, I need to get my floor fixed to function, and then I can get my RaceDecking back down.
