What to Build?

Almost done with the garden shed (12x20 gambrel) so it's time to do a little more planning for the shop and storage area. The tractor, mowers and lawn equipment can go in it clearing the garage out.

I have a Mustang problem. Actually 11 of them, and a Thunderbird TurboCoupe and a Lincoln Mark VIII plus my wife's Escape and her company work car. I need a shop area to work on them and a storage area. The shop has to be heated and have enough ceiling height for a hoist. The attached garage is 24x26 with an 8' ceiling and 12/12 roof pitch. There is currently an attic storage area over the garage but I'm not sure the trusses were designed for it. I have 4 acres so I have room but the ground is rolling and the house is on the highest point so I have some limitations.

My original plan was to build a shop around 28x52 with a 24x52 lean to on one side for storage. The issue with this is that there isn't anyplace to put it that would allow me to reasonably hook up to the existing septic system and it's far enough from the house (guessing ~200') that running water, gas and electric from the house would be problematic.

This afternoon I thought of rebuilding the garage, moving the one wall out 16'. I would pull the roof off and tear one wall down, pour a new footer (I need to make sure the current garage has a footer and isn't a floating slab but I believe it isn't floating) and rebuild the wall. I would get scissor trusses made that would give me 12'+ in the center for a hoist and with a 12/12 pitch I could probably even get a storage room in the attic.

I would still have to build something for storage of the rest of the fleet but all I need in it is power (and maybe gas for heat at some point).

Comments? Opinions? Thoughts on cost comparisons of expanding current garage vs building new?

I think I have a plan now: add a 28' x 36' x 12+' on to the side of the existing garage. The main issue is that almost all of the utilities are in the way. The phone, electric and cable run through the middle of where I want to build. The gas and water (well head and line into house) are too close for comfort.

Can I run conduits (a pair of 4") through under the garage and then run the utilities through there? High voltage through one and all the low voltage through the other. If I can do that I don't have to mess with the water at all and it minimizes the issues with the gas line.

The "storage" building will come later. Right now I'm headed for a 40' x 56' x 10+' but that's probably won't happen until 2016.
