What type of plans do i need???

Im building a detatched garage approx 50x40....Trying to figure out the best way to get plans, do i need to buy plans, or can i improvise, i help me out guys....also if im going with 12' ceilings do i need to go 2x6 or can i stick with 2x4's?

Are you talking 2x4 walls? I have 12' ceilings w/ 2x4 walls but it's only half as big 24 x 26. Depending on your code it will still probably use 2 x4 walls, around here they will just make you sheet one wall w/ osb on the inside to stiffen it up. I didn't need to do it.

I'm pretty sure in FL the only way to get drawings is to have a Builders License. My father lives in Jax and he got an aquaintance of his with a license and paid him to get the plans. He paid the guy a grand to get them and another grand for the drawings. I only paid 500 for mine here in NC but you don't need a license to build here on your own property.

Some places call for plans some dont and as for "getting plans" you could get them anywhere you wanted. So you must be talking about filing a plan? Some zoning ask for a sketch under a certain size building, you will need to call your build dept to see what they require.
