Hi everyone!

I have been reading this thread for a bit now and really love all the builds and ideas on here. I am being inspired for my garage build coming soon. Which brings me to my question. How much should it cost me to put up a simple 3 car garage, gable roof, 12' walls roughly 26x32x12. if I do everything myself except concrete and excavation work. I know this varies across regions, I am looking for a ballpark range. I am hoping to come in at 10k or less and want to know if this is feasible. I am in Lincoln NE if anyone is familiar with costs around here.

Also open to ideas on how to finance this to get the lowest monthly payment. Thanks for any and all input guys!

Depends on the finish level. From my local figures with 8' walls, $8~10 per sq/ft bare walls allowing $110 sq/yd for concrete, $13~15 insulated+wall /ceiling finish+electric.

Caveats - your 26' wide is probably going to require trusses, which will come out at 2~3x what I payed doing rafters and joists. I paid 4.25 sq/ft for concrete but we do slab-on-grade here with a 12"x12" footer, 3/8 bar 18" OC. Your cost there could easily be double that.

Pay as you go financing here. We had the money for the shell and a little more, now its a skimming off a paycheck deal LOL. Takes longer to finish, but done equals no debt. Real estate tax will be enough of a yearly payment anyway - dammit.

Ok, in the interest in generating more feedback, maybe I should ask what size of garage did you build and what did it cost you?

We built a 28x48 w/ 8' walls in 2009. Here's a ballpark cost, from memory.

$9000 for concrete work, which included a course of blocks around the perimeter, and removal of the old 12x20 garage and concrete. It also included all the gravel and a gravel driveway behind the garage.

$11000 (or maybe a little less) for the building materials. This was all lumber, trusses, shingles, siding, doors, windows, door openers, etc. It did not include any electrical or insulation.

If you are going to build it yourself then I assume you know what you need to build material wise. If so do what I do when I plan to build something, make a material list and price it out. You can get a price on all of your material from Home Depot or Lowes online in the comfort of you recliner. Then you can shop the list around to some local suppliers and try to save some $$. I am going GUESS and say that yes you can do it for under 10K. You may not get your drywall and insulation in that price but it's possible.

10k No way.... Excavation and concrete could take $6k by itself..... Plus garage doors etc. Maybe do it for $15k if your lucky....

Discalimer: I just noticed you plan on not doing the concrete yourself. Paying someone to do the concrete work may eat up most of your budget. I never have understood why concrete guys charge so much. At the prices they charge they should be richer than your local Dr. Think about it, the 28x48 slab mentioned above would only take about 3K worth of concrete and they charged 9K. It probably took a couple guys a couple days. That's pretty good wages I would say. Learning how to do concrete finishing is not that hard. Find someone who knows something about it and pay them a fair wage for a days work just to supervise and instruct and round up some "grunts" to do the heavy work.

28337.78 that is for a 40X60 with a 16' X 60 lean-to, 10'4.5" walls, half sissor truss, for 15'3" center height, 6" slab with rebar and foundation down 30" to below frost line, 2 X 6 construction, fully insulated 6" in walls, 12 in ceiling, dual pane windows, Metal roof, 9' tall entrance door,all wiring in metal cndt and ground fault breakers, OSB inside, T111 outside. total outside labor for cement finishing and putting on purlins and roof 3500.00 (I'm disabled and can't walk roofs any longer). I am a retired contractor and did all the other work.

FYI I leveled the site, dug and pored the footer and layed the block to near grade for the slab to rest on with a couple of piers down the center, where the two lifts are the floor is 6-8" thick , over kill yes, placed the rebar and formed up for the pour, my cement finishers came and did the pour and finished the floor for .75 a sq ft. I didn't want to have 4K cement down and not finished properly

Building in kit from Home Depot with 12 foot
walls, 2x6 studs, t-111 siding 1 entry door and
1 overhead door, shingle roof and scissor trusses $11000

10x12 Clopoy insulated door with manual
opener $1540

Labor to erect $12000

Total cost so far $30630

Thanks for all the replies. This is helping me see all the possibilities on both ends of the spectrum of finishes! Plus I get to enjoy seeing some of you guy's shops and be inspired by them! I am a former construction worker as we'll so I'll have to see how much my estimates for flatworm come in at to determine how much of the work I do myself!
