So, getting closer to a final plan.. looks like I'm going to have to do a simple addition to the current 22*25 side entry garage.. for a total garage of 50*22.. Its just going to be two 16 foot garage doors..

this has been blessed by the HOA..

My question is.. Would you keep the two "Garages" seperate? should I keep the wall that is currenttly my exterior wall.. and just have two garages next too each other? or would you tare the wall down and have one huge garage?

I assume I'd need to have columns to hold up the roof where the wall is.. so it wouldn't be a clear span..

Currenttly I have three cars that need to live in a garage..

What would the pros and cons of each setup be?

I suppose it depends on what all your going to be doing in the garage, if your going to be working on the cars and doing things like welding, grinding and painting than keep the wall and add a double door. if its mostly just indoor parking and tinkering/maintenance on the cars then open er' up! i live in an apartment complex and have two single car garages and im lucky enough to have them next to each other. ive talked with the maintenance guy here and he told me to take most of the wall out between them, but i dont do any fab or painting here

Three running drivers or a project?
Pros of separate are you could have nothing but cars in one and have all workshop equipment/bar and lounge in another.
Con of separate is either one will still seem small and cramped.
Pro of open is you will have a vast, open space to pretty much theme however you want.
Con of open is if you do any dusty work (think cutting wood) you will have three cars to clean.

My garage is a 28' x 36'. I started out with a wall down the center making one side 14' wide and the other 22' wide. I had all intentions when I built it of parking my '62 Impala on one side. Like a lot of projects, sadly, I had to sell the '62. My other vehicles were daily drivers. So a couple of years ago, I tore the wall out between both areas and really wish I had built it like that in the first place. It way more convenient having it all opened. I would like to add on so I have a place to park everything inside in the winter. I get the vehicles in but I had to leave my loader off of my tractor plus the post hole attachment out back of my garage. If I do add on, I may leave that area separated but not sure. I do know that when I am out in the garage though that I like it way better opened up instead of separated like it was.

Yes three drivers.. not much fab work or painting going on there.. mostly just maintaince jobs.. I'm leaning toward taking the wall down.. so I don't have to walk around to get tools..

But.. the plus of having the wall stay up is that i can lock the tools and 2 of the cars away so the kids can't get into them..

Bike and lawnmower/snowblower ect.. still need to live in the garage..

I have basically the same setup. Original 2 car carage attached to the house, a second 2 car garage was added on later. All of this was done prior to me purchasing the house, so I didnt have any say in the decision obviously, but they kept the exterior wall dividing the two sections. In my case this is due to a step down between garages.

I use the main garage next to the house for parking the daily drivers. The outer addition houses my project and all of my tools.

It would be nice to have a huge, open space but I like having the drivers seperate. Since it is right off of the kitchen door (the main entrance we use), its nice having a clean simple parking area and not having to look at my mess in the other garage constantly - also keeps the wife from looking too closely at my junk ;)

Also gives you additional wall space for shelving or to hang tools from.

Hiding stuff from the wife would be another perk of having two garages,

less questions of my purchase the better..

We do use the current garage off the kitchen as our main entry/exit from the house..
