Where or who to do Garage Structural plans.

My county requires a permit with Before and after site plans, structural plans, electrical and plumbing. I can get my electrician and plumber to do their plans, but for you guys that either built your own or sub out on your own, how did you go about doing the plans for permits. I'd like to submit as little as possible, so I can change thing up once built.

I used Ryan Moe at RyanMoe.com. He is easy to work with and it was a flat rate. I sent him an email with what I wanted. He sent me a set of rough plans. I marked them up with changes I wanted made. He made changes. Went back and forth a few times. My inspector had an issue with the plans due to our high wind rating in the county. Ryan made the necessary changes (no additional costs). Ryan also included several details that typically wouldn't be on the prints for my benefit as I did the build myself and requested he clarify some basic details for me. Also much cheaper than hiring a local engineer.

Does he just do plans for your state?

My county doesn't require the plans to be stamped by an engineer. If your county does then your best option is to contact a local engineer.

I drew my own plot plan and designed my shop on graph paper and a used a software program to help create blueprints and visualize layout. The city required an engineer's stamp/calculations due to the size. I paid a local design co. ~$600. That covered his fee to put my plans in blueprint form and the engineers fee. Plumbing and electrical plans didn't need to be detailed, other than listing the number of plumbing fixtures on the plumbing permit and a sketch of the water feed line and sewer main. YRMV.

This is one where your location would help. Have you talked to the folks at the zoning office to see what the plan requirements are and how detailed they have to be? It's really going to make a difference if you need to hire an architect, engineer, or surveyor. In many locales you can draw up your own plans if you are able. If you can't do it yourself sometimes the nice folks paid with tax dollars will help you if you ask nicely--if not they probably have a list of local businesses that do work with them routinely.

Ditto on using Ryan Moe. I had a similar experience with him and was pleased with his cooperative attitude and willingness to work with me until everything was complete.

Thanks for the recommendation, he is very responsive. Going to send the contract back today.

Garage plans are pretty simple. Any big box store that sells kits will have plans. I would check with any local builders as well. They will probably have a standard plan you can work with to get what you want.
