Which coating for new garage floor

I'm building a new house, and contractor just asked me with very short notice what coating I want for my garage, they are getting started tomorrow.
Garage was poured 4-5 months ago, so fairly cured, and in pretty good shape. I'm in Seattle, so all labor costs are fairly high here, and I can't easily get another bid. We were thinking a clear product for the garage. This garage will not be used much as a shop, I have a 900sq/ft woodworking shop next to it with a separate floor (dricore tiles with commercial carpet tiles, for comfort standing and less damage to dropped items).

Are the improved options worth it? Is anything a red flag here? Clearly, not a lot of details, and I do not know what these products are.

Option #1

Sanding/Cleaning of the garage concrete substrate with resin bond diamonds $2,830.00

The scope is approximately 540sf


Sanding/cleaning of the existing concrete substrate.

Minor patching as required.

Application of clear SASE silicate densifier (1 coat).

Application of SASE clear premium solvent/oils base sealer (2 coats)



Option #2

Sanding/Cleaning of the garage concrete substrate with resin bond diamonds $3,365.00

The scope is approximately 540sf


Sanding/cleaning of the existing concrete substrate.

Minor patching as required.

Application of Dex-O-Tex High-Performance Hybrid clear acrylic sealer (2-3 coats)



Option #3

Grinding of the concrete substrate with metal bond diamonds $3,850.00

The scope is approximately 540sf


Griding of the concrete substrate with metal bond diamonds (1 pass)

Minor patching as required.

Application of Tnemec 100% solids moisture tolerant epoxy primer in clear or a selected color.

Detail and application of Tnemec High-performance topcoat in the selected color and with aluminum oxide additive for texture.

Resin bonds will polish or (hone) your concrete, essentially closing up the pores. It is necessary to use metal-bond diamonds to achieve the correct concrete surface profile and remove the "cream" layer. Go with option #3, that's $7.12/sq ft and a fair price. Tnemec is a fantastic industrial coatings manufacturer.

Honestly we would not recommend any of the quoted systems for those prices. Best garage systems are either performance sealer systems like Ballistix or Coval (with matching primers), or 100% solids epoxy systems or polyaspartic systems and should be in that price range. We sell all of these to match customer requirements and budgets.
