I am finally able to start on my garage project. It has been a long time in the works. We bought our vacation property in 2012 and soon realized it will be our retirement home away from the city. Our plans were to wait until closer to retirement age but decided to start chipping away at it now so we can fully enjoy retirement.
We had a builder recommended to use and the price he came to was way, way out of price for us. We then found a local framer who would work with us. He would be the brains and myself and my neighbor would be the laborers. Since I just had an plans in my head and a pretty poor Google Sketchup drawing, my framer put me in touch with AB Barns. They will do plans for you as long as you get the materials from them. AB is connected to Belletetes Lumber. Those plans are just about finalized so I decided it was time to start this thread. Hope you will enjoy the journey... I know I will!

I'll be following along with you, being the labor is a good ideal.Like the way ground prep is going and packing it down looking at that HD roller machine.

Looks like a beautiful spot! My wife and I dream of getting our retirement property up that way someday. Are you building a barn for your home, or building the shop first? Either way please post your plans and keep us updated! Oh.. and who’s the supervisor in that last pic? LOL.

I forgot to add the most important detail, the size. Originally it was planned for 40x60. My neighbor Larry and I were staking it out with my wife and she was standing in the middle of the 40x60 and she said it was too small. As you can imagine we grabbed the tape measure and stake quickly before she changed her mind. It now will be 40x80!

Yes the house is done. We bought the property from family friends. It was built in 1970 so fairly new. We did a few minor updates, new roof, boiler, paint etc.

It’s getting real now. The concrete guys were here today laying the forms for the slab. Bad news, hey won’t be able to get the cement trucks down one side due to the slope. That means pump truck for extra cash.

I also ordered StegoWrap and tape for the vapor barrier. Waiting of another quote for foam boards. Hopefully will start this weekend putting all this in.

Picked up my vapor barrier today. 2 rolls of Stego Wrap and a roll of their tape. Should have a little left over.
My foam boards should be here on Monday and my giant tarp to cover it will be here Tuesday.

My neighbor came over and we shot the grade of the form boards. I kind of thought something was off. The forms are too set too low for 2.5” of foam and 4.5” of concrete. Plus the whole thing is pitched forward. I have to call my cement on Monday to get on the same page.

Not much to update since last week when everything seemed to come to screeching halt.
Good news first, rigid foam was delivered. Bad news, I was not impressed with the foam boards. I was told they were in great shape and only used once. They came off the truck caked in mud and probably only 75% of those were full sheets. The rest were partial sheets. I got a good deal so I guess I can’t complain too much. My fault for going the cheap route.

Time to revive this thread. It’s been a bit of a roller coster since my last post.
My concrete guy came and ended up pulling his boards since too much work was needed on the pad to level it and had to reset the boards anyway. He was “straight out” so most likely have to wait until the spring. Felt really deflated since it was going strong.
Then a minor falling out with my framer. He was also feeling like he is taking on to much of a building even though he told he he built buildings this size. We agreed to wait till spring.
We decided to move all 200+ sheets of foam into the sugar shack since she didn’t want to sugar this spring.
Over the winter the framer was talking to a buddy and says he really doesn’t want to do my project. Add to that I stopped getting plan updates from AB. Called the framer and we parted ways. I kind of felt relieved too since I was having doubts.
I found another builder recommended to me by the logger that cleared the property. I met him right before Covid hit. We worked out the deal over the phone and email. I showed him the semi completed plans I had. We signed a contract right the beginning of the lumber shortage.
The road we live off of closes to heavy truck in the early spring so we had another wait until those signs came down.
Last week they dropped off a giant excavator and the other day my trusses arrived.
They started digging for the footers. Now we are waiting for the concrete guy to free up his schedule to get the forms poured.

Excavator came and just about finish the trench for the footings. Hoping the cement guy isn’t too far behind.

Minor update: Concrete form truck is parked in my driveway but this rain is killing me and my trench is filled with water. Raining the rest of the week up here.

Footings are in. Somehow the concrete guy took advantage of the break in the weather and got them framed and poured.
Couple days later the sky’s opened back up and reloaded the trench with water. Minor cave in along the front and a washout In the back.

Frost walls and perimeter drain is in. Some materials where delivered. Waiting on spray foam. He should be here today. Hoping the floor gets poured next week

After lots of rain delays and some equipment breakdowns my floor was poured on 8/25. 3 guys poured 52 yards and it turned out smooth as glass.

NH guy here, excited to see how this turns out. I'm down in the southern part of the state but love going up north. Been poking around on building my own today, talked to a builder today and they quoted me 78k for a 32x40, no foundation, no electrical, no site prep or cleanup, seems insane.

I hope this goes well for you man, beautiful country up north and this sounds like the dream.

The walls are up and plumb. Gable trusses have the rakes attached. Hoping the weather holds and they can start setting the trusses. Slow progress, but at least we are going in the right direction.

They set the last truss yesterday. Man, I am loving this space. They still have to frame the dormer. I questioned the strapping on The trusses. His plan is to install plywood over the strapping. He said it makes for an incredibly strong roof system. Any feedback on this?

It will be strong, that part is true. What kind of roofing are you using? Exposed fastener metal roofing over ply/osb is to be avoided.

That’s what is planned. Plywood, screw down 5 rib metal roof. There is a stack of strapping In a pile. Wondering if that is going under the metal?

Congrats on moving forward with what seems like a fantastic build. I'm from Boston, and my folks live M-Thurs in Reading and then Friday-Sunday in their cabin on 60 acres at the base of Mt. Washington... I absolutely love it up there.

To your point a few posts back, we also just bit the bullet. We're looking to be at $130k for a 24x40 (nowhere near your scale) with foundation and a finished shell of a building with basic electrical. I'll finish the rest out myself but at the end of the day if we waited there would always be other things that took fiscal priority so when my wife said build, we started building. Won't regret it years from now, I think having it at today's cost outweighs waiting and years from now wishing we'd just done it sooner.

Look forward to seeing more progress!

The roof is on and weather tight. The dormer is framed out and ready for sheathing. Siding has started. The wife couldn’t wait to see the view from her loft space so she took a ride in the bucket.
I nicknamed her loft the Old Bat Cave. I thought it was funny. She didn’t.

Loving the vertical ship lap! That is how mine is finished. The outside is rough side out, I am doing the inside with the smooth side showing and beveled edges......If I can get myself to cut the check for the pine that is!!

It’s actually going to be board and batten. They still have to cut the battens and install. We are going to do horizontal ship lap in the Old Bat Cave but the stairs aren’t built yet, hence no pictures.
