Somehow it seems that these jobs seem to slow down and then I look at the last post and see that we have made good progress. The main hold up is still finding a solution to replace the trusses on the second floor with steel to allow the ceiling height in the bedroom to go from 5' to 7'. This hold up is delaying having the framing signed off, which in turn delays the insulation and drywall. We may be getting close to a solution though.
In the next group of pictures you will see the plumbing and electrical rough-ins are pretty much complete, the siding is complete, the gutters are in, the septic lines are in, the electrical and plumbing trenches are filled and the lines for the mini-splits are in as well as the propane lines (no tank yet).
Certain finishing items are also coming in, the garage lights, the exterior lights, bathroom fixtures and our kitchen cabinets from
www.cliqstudios.com are due to be delivered next week. If you want an easy way to design cabinets I recommend you check these guys out! Easy to work with, fast and the pricing is reasonable.
With this group of pictures I am going to try Google Photos, fingers are crossed!
Ok, on with the pictures:
Since the building will pick up the design our our house we are adding some Craftsman style corbels under the roof lines.
Lots of goodies coming in. The tall boxes are 16 three light 48" LEDs from Prolighting to light up the garage area.
Found these at our local hardware store on close out. The will go over each of the garage bays.
I have a lot of shots of the front but I thought you might want to see the back of the building.
Stub outs for the two mini-splits, one will warm and cool the workout room and workshop and the other is for the upstairs room.
A lot going on here, the propane lines are in and waiting for the tank and regulators, one line goes to the shop for fireplace and garage heat and the other line goes to our home so my wife can have a gas range. In the ground is our septic pump to send sewage to our houses septic tank. The white pex lines are for water. The plumber put one of the pex lines in the wrong spot so I used that to run ethernet from the house to the shop (black line going in the pex).
Panarama shot of the garage area shot from an opening in the stairway.
This is the deck you can see from the front, the doors are finally taking shape.
Some day that cubby will hold a blender for margaritas on the deck!
View from the ground of the storage doors.
Had to throw in a view from the deck.
This is the area that is holding up the rest of the build. The truss engineer is trying to figure out a way to reduce the size of that truss in order to raise the ceiling from 5' to 7'. Hopefully, we will figure out something soon.
This is the side with the river view, you can see the stub out for the mini-split coming out from the truss above. Can you visualize a small couch and easy chair facing the window, fire in the fireplace to the left and the game on the TV on the wall to the right?
This is the downstairs bathroom, the toilet will be on the left and above it the tankless water heater.
Quick shot of the workout room, a flat screen tv will go on the far wall on the right. The wife and I like the Peloton spin bike to keep in shape.
On the other side is my hobby shop. I like to build RC airplanes and drones. This will be part man cave and part "delicate" build room.
Outdoors we have working water!
We now have a 200amp panel in our home AND a 200 amp panel to the new shop. The panel to the left is for our 3 phase irrigation pump for our blueberries.
The trenches for water, electric, sewage and gas are filled in now, however, we receive so much rain in Oregon that our sandy soil is fairly liquified. I am hoping the will firm up sometime around June.
Lastly, we did have some snow, my 1950 CJ3a would really like to go into the new shop but is content waiting for it to be completed.
