Finally have time for an after Holiday Season update:

The roof, exterior windows and doors are in! In the Pacific Northwest that is a huge point as the building can begin to dry out.

Most of the siding is in place except for the shingle siding at either end and around the dormers. We are working towards a Craftsman style design.

We are in the process of deciding on garage doors, most likely we will go with roll up doors that look like barn doors.

We worked with CliqStudios to design a kitchenette online and those cabinets should be here in about 6 weeks. They were very easy to work with and it seems their pricing is very competitive.

There are only a few vehicle lift dealers in the area, most of my neighbors work with the Rotary lift guys so I will probably go that route.

We need to upgrade the electrical panel coming down from the pole so it can support both my home and shop, I have opted to go with a 200 amp panel for the shop.

I have not included photos of the garage, hobby shop or workout room as they are pretty much the same as previous photos except the have windows and doors.

The current thought on colors are a deep red building with grey trim and oak colored barn like garage doors.

I am happy with the progress but would like it to go quicker. Here are a lot of photos:

It is really beginning to look like a real building! Roof is on, exterior doors and windows are in. Remember, the large open area on the second floor will be in inset deck.

This is the side we will see from our backyard and windows from our home. The door on the far left will go directly to the garage, the door on the right goes to the workout room and second floor office/apartment and the door on the far right goes to my hobby shop.

A little further in you can see the bathroom on the right, kitchenette in the center and on the far left will be a "cozy area" for a built in fireplace and TV. The large window has a view to the McKenzie River.

This is the kitchen area again and a birds eye view of the kitchen design by CliqStudio. As I said they were very easy to work with and offer full cabinet design services. Once paid for, their lead time is about 6 weeks. I will update the quality of the cabinets when they arrive.

This is where we were hoping to have a bedroom and storage area. If you remember I went with 10' ceilings except where the lift bay is, that is a 13' ceiling. The extra 3 feet created this "bump" and the bedroom ended up with a 5' ceiling. We are trying to find a structural engineer who will use steel beams instead of the wood trusses to support the roof so we can raise the ceiling height to at least 7 feet.

Looking from the fireplace area, this is the main area and gateway to the "margarita deck". We plan to use this area for guests but also being a working blueberry and timber ranch we regularly meet with inspectors and vendors. We currently meet in our home which presents it own issues. In the distance you can see the blueberries in winter colors.

I edited the post to include a detail of the ceiling in the main room. I am hoping to incorporate the wood in the final design as I think it looks pretty cool.

The view from the deck. We plan to wrap the exterior siding around the deck, and use a thick single piece membrane from mulehine.com to cover the floor of the deck. The deck has a slight slope to allow water to drain away from the building.

Here is another update. I don't have many indoor shots to show because most of the activity has been outdoors. Yesterday the excavator was here and trenched power, septic, water and propane trenches.

I took advantage of the trench from our house to the new building to drop in some buriable ethernet cable.

The electrician was here today running lines. He was a great guy and suggested putting switches and outlets in areas I did not consider. The plumber was also here and ran almost all of the drain and sewer lines.

The HVAC guys will be here next week and we may also have power to the building by the end of next week. We plan to go with a small mini-split for the downstairs (workshop and the workout room) and a second mini split for the upstairs apartment/office. The garage will have a large propane furnace that will have a "smart switch" so I can warm up the garage from my cell phone before going over to it.

My wife has been looking at finishings for the the various areas. Apparently, the click together planks of LVP (read vinyl) floors are now acceptable to use. The best part is they have lifetime warranties and are considered water proof. The last part is important in Oregon.

I have also been with www.prolighting to come up with a lighting plan for the garage, you can see that below.

Lastly, I have included a few distance shots of the building and my home so you can get a perspective of where we are.

View media item 90115Almost all of the siding is up. There is still some shingle siding that needs to be installed and the deck will be completed last.

View media item 90114You can see the shingle detail on the upper side of the building here. The posts holding up the overhang will be covered to look like 6x6 posts and we will use river rocks to build a decorative base.

View media item 90118We will go with a medium color, 9" wide plank LVT flooring from Provenza. The pebble flooring will go in the bathroom downstairs between my hobby shop and her workout room.

View media item 90117Did I say we had a lot of trenching? It is just under 500' from the shop to the power pole, in order to not have to run larger gauge wire, we elected to take a short cut across my driveway to insure the distance is less than 500'. You can see Tim examining the trenching work.

First time I saw this thread. Can't wait to see the next step. Have to show this to my wife. She wants to downsize our house and agreed that I can upsize the garage. Got a great wife. this thread is my role model.

@gmyers, for the deck we used a marine grade plywood with a slight slope away from the building. The membrane is glued down with a special adhesive, where it overlaps they use a special bonding adhesive. We have each side go right up and over the 2x4's that frame the perimeter of the deck with roofing flashing at the front where it curls over the front of the building. With the adhesive that bonds to itself it becomes a completely sealed single piece. Unless it rips I can't see how it would leak this way. If you would like I can try to get more details on the product.

Somehow it seems that these jobs seem to slow down and then I look at the last post and see that we have made good progress. The main hold up is still finding a solution to replace the trusses on the second floor with steel to allow the ceiling height in the bedroom to go from 5' to 7'. This hold up is delaying having the framing signed off, which in turn delays the insulation and drywall. We may be getting close to a solution though.

In the next group of pictures you will see the plumbing and electrical rough-ins are pretty much complete, the siding is complete, the gutters are in, the septic lines are in, the electrical and plumbing trenches are filled and the lines for the mini-splits are in as well as the propane lines (no tank yet).

Certain finishing items are also coming in, the garage lights, the exterior lights, bathroom fixtures and our kitchen cabinets from www.cliqstudios.com are due to be delivered next week. If you want an easy way to design cabinets I recommend you check these guys out! Easy to work with, fast and the pricing is reasonable.

With this group of pictures I am going to try Google Photos, fingers are crossed!

A lot going on here, the propane lines are in and waiting for the tank and regulators, one line goes to the shop for fireplace and garage heat and the other line goes to our home so my wife can have a gas range. In the ground is our septic pump to send sewage to our houses septic tank. The white pex lines are for water. The plumber put one of the pex lines in the wrong spot so I used that to run ethernet from the house to the shop (black line going in the pex).

This is the area that is holding up the rest of the build. The truss engineer is trying to figure out a way to reduce the size of that truss in order to raise the ceiling from 5' to 7'. Hopefully, we will figure out something soon.

The trenches for water, electric, sewage and gas are filled in now, however, we receive so much rain in Oregon that our sandy soil is fairly liquified. I am hoping the will firm up sometime around June.

Such a cool build! It has some similarities to my shop, and you mentioned above wanting to incorporate wood into the final ceiling design. So, I attached a few pictures of how ours ceiling is finished out, maybe it will help with your decision?

Looks like your roof is about as complicated as mine judging from the trusses everywhere. I can't wait until I can move a couch in and start watching the game in there.

One of the reasons I want to show off some of the wood is that we grow timber here. I buy Douglas Fir seedlings, pay to have a logger cut and haul and then buy it back as boards to build my shop. :)

I will check out your build it look very nice.

Just a few pictures in this update but some good news.

The good news is that after about 2 months of waiting the truss company engineer has had time to look at my project to modify existing trusses in the bedroom area to gain at 2 feet in the existing ceiling so it can be raised from a 5' ceiling to at least a 7' ceiling. His final recommendations are due on Monday and the crew should be able to modify the trusses and move forward.

The fix is to sandwich the modified trusses between plywood and add 2x4's to increase strength and rigidity. This is huge because once this is complete we can get the framing inspection completed and move forward with insulation and drywall.

Meanwhile, we have had rain and temps in the mid 30's and the guys are working on detail items like making and installing the corbels and building my compressor "outhouse".
I just put 50% down for the 3 garage doors which will be carriage style doors in a red oak color from the Overhead Garage Door Company. We have also be purchasing bathroom vanities and assorted other goodies in hopes of drywall soon.

Not shown in the photos is some grading work I have been doing with one of our tractors, a 1969 International 454. Of all the tractors we have this may be my favorite just to drive around, it is very comfortable.

Hopefully, in the next round of photos I will be able to show you the truss modifications.

The compressor out house is detached from the shop so it does not vibrate the walls of the building. I will run conduit through the shop into the outhouse for electrical and air and seal it to prevent leaks and bugs. You can see the '69 International 454 in the background. I was grading in the late afternoon and literally ran out of fuel right there.

The overhang was supported by 4x4's and they looked pretty wimpy. I had the guys swap them out with 6x6's and they will have the base built out with river rock.

I have been grading out the area, but it has been very wet here. Nearly every vehicle as been stuck out there but it is too wet to put down rock or build a road. Our soil is very sandy so it dries out quickly . . . when it stops raining.

I thought you guys might like a little farm life shot. We have a small herd of Highland cattle. Both the cows and bulls have horns. The next few months is the calving time for these guys.

Hopefully, the next update will show the modified trusses!

What a difference a week makes. We got the engineer approved and stamped solution to the truss problem over the area that we wanted to use as a bedroom and we got 18" of unexpected snow.

If you remember when we raised the downstairs roof from 10 to 13' to add a car lift that also raised the floor area on the second story where we wanted to have the bedroom. That caused the bedroom ceiling to be 5'. We looked at several solutions and the truss engineer basically said to cut the trusses and gusset them with plywood and add additional supports below. The guys were super excited to move forward and are coming out this Saturday to continue working. They are hopeful they can call for the framing inspection at the end of next week and move on to insulation and drywall.

The 18" of snow last Sunday and Monday set us back a few days, many in the area still without power now 5 days later. Our ranch has a 2 mile driveway that was blocked in multiple locations by downed trees. But don't worry the blueberries are fine.

Ok, here are some photos showing the truss modifications and a couple snow pictures. I know many of you get lots of snow, we get lots of rain but not much more than an inch or two of snow, so this was a big deal.

This was the original issue, the raised ceiling area for the car lift below raised the floor creating a 5'ceiling in this area. Since we used trusses to support the walls and roof the solution has to be engineered.

The solution allowed us to cut off the lower 20" of truss.

And replace 2x4's and enclose the remaining truss in 3/4" plywood.

The plywood covering both sides of the truss nailed and screwed into place.

That resulted in a ceiling 6'9" tall by 10' wide and 15' deep, and a happy wife!
Now we can do the same to the area over the kitchenette to create a 10' ceiling there.

Snow Pictures - when our power goes out it means well water, heat and electricity. We were out for 4 days, using a generator and fireplace to stay warm and boiling water from the river. Our road was blocked for 3 days so we couldn't get out for supplies.

While we grow timber for a living, I hate seeing it fall this way. There were at least 50 trees like this blocking our only road out. Yeah, the chainsaw gets pretty heavy after a while.

All is good now, just cleaning up and happy the guys are moving forward on the shop!

Sorry about the last post being in March and now it is July. A lot of life came at me over the last few months but I am back on track. The progress on the shop has not stopped although things have taken longer to complete than anticipated.

This post will take us through March 2019 - April 2019

In the last post we finally solved the truss issue and have moved on. At this point of the build be are actually trying to decide colors for the exterior while the insulation guys get going. I think I mentioned before that I wanted a completely finished shop which means insulation and drywall. The lower portion of the building is no problem, but when the drywall guy saw the angles of the upstairs he just laughed.

We finally got garage doors! The building can now be closed up and insulation and drywall can begin.

Well remember the big snow storm that broke off lots of trees and had us trapped at the ranch for a few days? We had some really nice sunny weather and then about 7" of rain in a weekend. The rain melted the snow and caused near flooding conditions.

In the meantime, the propane gas guy was able to come out and install a 500 gallon tank. The propane will be used for a large furnace in the garage and a fireplace and range upstairs.

We were also able to complete the compressor "dog" house.

View media item 94241Please meet the compressor house and propane tank. My compressor will live out here and send air inside. It is currently plumbed with electricity and once I decide what air system I will use we will plumb that as well. I have added and On/Off switch inside the garage and a red light so I can be reminded to turn off the compressor.

View media item 94242So, the propane tank is a little larger than what I thought. I said I wanted a 300 gallon tank and the propane guy said, "we have a 500 that was supposed to go to another job but didn't, I can let you have it for $75.00 more than the 300". And that was that. We plan to also send propane to the main house in case we decide to get a gas range there as well.

Here are some photos of our high water event. Our part of the McKenzie River runs at about 1,000 cfs during the summer. During winter it may go to 10,000 cfs and during Spring run off we may see a brief peak of 17,000 cfs. The snow + warm weather + a lot of rain quickly swelled the river to over 35,000 cfs and raised the river over 15'. When you live very near the river you watch these types of things. Fortunately, we were fine.

Like I said, we are fine and the property is fine, it is just amazing what Nature can do.

Enough of snowstorms and floods!

We decided on an exterior color, Red Barn by Sherwin Williams and Creamy for the detail. Since we used a pre-primed cement board siding the thought was we did not need to prime before final coats. Wrong! The pre-primed siding sucked up a lot of the exterior paint and 3 coats were needed for proper coverage.

The sheetrock guys also started. As we thought the downstairs garage, shop and workout room went pretty smoothly but when they started upstairs all hell broke loose. The complex angles were too much for the first team and they left. Their boss sent out his best guys and eventually the boss had to join them. The main problem was lining up the sheetrock with two different pitches in the ceiling and detail work around the exposed beams.

So we have both exterior paint and sheetrock happening at the same time.

View media item 94251Upstairs, the sheetrockers progress has been pretty slow although it is starting to take shape. You can see the exposed beams here but they will be covered for quite a while when the mudding and then interior paining begins.

View media item 94253We are working on some detail around the truss. We decided to keep this truss the regular height and sheetrock around it bu leave the lower portion open and exposed. We will use some decorative truss plates to make it look a little nicer.

So we are making decent progress. The sheetrock guys told me to expect the rock work and mudding and tapping to take another week, I am betting another two weeks at the rate they are going.

Once the rock is done we can paint the interior and then bring in the plumbers and electricians to do their final work.
