I did it for cost and the fact that the column wont be in the way of anything. In the end it probably would have been close to a wash by time my engineer overdesigned the footing for it and added an additional LVL "just in case".

There will be a four post lift in the center bay and the column will be a few feet to the left in the middle of it. I'm going to mount an air line, portable light, and have a 30 and 50 amp general purpose circuit on it which will be in the middle of the garage which works out nice.

The column and LVL beam above will be wrapped in some old barn wood I have to give it a rustic look.

Call it the worlds most expensive utility pole.

Things have slowed a bit. Waiting for materials to arrive before the framing crew returns to finish. Staircase arrives Aug 4 and the cedar for the garage door roof gets here early next week. Roofers want to wait until everything is done so the roof will be installed late next week (only 3 day install) and then the siding can be installed.

I envy those who can build these garages in areas where the costs aren't as crazy. It kills me to see a nice garage being built for under $50k.

I originally wanted to have a GC build the shell and then I would do the interiors over time. I had bid my detailed plans out and received five quotes which were all above my budget by a long shot. The bids were for excavation, foundations and slab, framing and sheathing, roofing, and siding/trim and ranged from $145k to $210k with most clustered in the $145k to $160k range. Keep in mind that this did not include windows and doors which I was going to purchase.

Almost scraped the project but decided to bid directly to the trades and GC it myself to see if I could get the costs down. After bidding my costs for this scope ended up being around $105k so I saved at least $45k.

Ill be lucky to be under $150k by time this is complete which turns out to be close to $100/sf.

Here's a breakdown of the completed shell costs:

Plans and Permits - $14,000
Footers and Stem Walls - $11,500
Slabs - $10,300
Gravel - $3,000
Framing Materials - $15,400
Framing Labor - $15,800
Siding and Exterior Trim Materials - $11,800
Siding Labor - $5,000
Roofing and Snow Guards - $13,600
Doors and Windows - $15,000
Overhead Door and High lift system - $3,900
Cupola and Weathervane - $2,000
Demo, Excavation, Sediment Control, dump fees - $2,500
Utility Rough In - $2,800

Now I have to buy out the interiors.

I hear ya on price....Always costs more than you think. If I can offer any solace it's your a building one hell of a building...doing it all the right way and will end up with a product anyone of us here would be proud(and envious) to call our own.

When its done your pockets might be lighter, but that memory will fade as you enjoy your kick *** place.

End of another week and settling in for a few days of rain.

Did manage to get all of the exterior trim on. I went with a product called boral which allows you to paint it any color you want. PVC trim is nice unless you don't like white.

Side man door came in and was installed. Keeping with the barn theme which matches the overhead door design.

3' by 3' Cedar brackets and beam came in for the eyebrow roof over the overhead door. All 6" cedar and the beam is 6" x 10" x 14'.

Need to design this eyebrow. I'm going to keep the 8/12 pitch and would like to keep the beam visable. What do you think?

Roof and Siding underway but didn't get much done this week due to a variety of issues, mostly subcontractor related.

Roofing crew didn't order the side vents which vent the large shed roofs, so they could only do the top roof and cupola. Not sure if the vent material is coming today so they can continue.

Siding crew didn't have the right fasteners for the Hardie Vertical Panel product, so they spent half of the day finding those. Good thing I was here and had the installation specs or they would be removing a lot of siding today.

Hardie Vertical Panel requires seams at where the panels end and between floors. I went with the band board instead of the z trim. Aligned the bottom and top band with the roof and the middle panel is 4' above the first (to simplify installation) but it lands at the second floor:

Decided to stop the roofing until the siding was complete since it would have been hard to install the siding on the second floor standing on the steep new metal roof. Roofers return in a couple of days.

Barn is likely going to be very dark grey, almost black and it will be monotone (no separate trim color). Google black barn and look at images, I think it will be interesting.

Now onto paint. The left side is a low luster dark grey and the right side is the same paint in flat. The flat looks much richer, but I'm a little concerned with using a flat paint for the exterior since a paint with some sheen would be better for moisture. Have to do some research on this.

Overhead door should be coming in next week, and then Ill be weather tight.

Upcoming tasks include getting my framing inspection, having the framing at the foundation borate treated, placing my concrete densifier in the garage area (followed by oil resistant sealer), staining the man door and cedar brackets/beam and having the painters paint the exterior once I pick the color/sheen.

Still finalizing the patio, landscape and driveway design. Id like to get this going since its becoming the time of year to restore the grass and place plants. I would like to have the grounds complete by the end of September.

progress slowing down a bit as I move inside.

Had the overhead door installed which is a Haas carriage house style with Liftmaster 8500. Wasn't happy with the door handles so I'm trying to find something better.

Put a densifier on the garage slab (Ghostshield Lithitek 4500) followed by three coats of a sealer (Ghostshield 8505). Water beads up nicely and the dusting is gone. Just in time for a quick catalytic to muffler replacement on the Westy.

I have all of the electric boxes in and will start wiring next week. Painters will be finish painting the exteriors in a couple of weeks.

I was a bit apprehensive about the black, but it some how works quite well! It's quite interesting how the shade changes with the light.

Don't forget about us as you dig into the interior details! They are at least as interesting because there are so many ways to get things done.

Barn is fully roughed with plumbing, electric and mini-split system. Took a while since I did all of the electric rough in and had to educate myself on code.

At the end I had an electrician come in and check over my work and place the home runs into the panel. He caught a few problems (mostly how I ran the power home runs to the lighting) but for the most part it was good.

Also had the power company complete the service upgrade to my house so I now have 200 amp to the house and 200 amp to the barn. I also moved 12 circuits on the house panel to a generator panel which is fed from a remote plug outside the house for a portable generator.

Had my county inspection and passed with no comments and went ahead and had the insulation company insulate the entire building.

I also ordered the first round of drywall materials since the inspector requested to inspect the drywall before it was placed since I have to use 5/8" fire code for the first floor ceilings and wall between the garage and studio. Material is coming Monday early with the close in inspection set for mid day.

Drywall should start sometime next week.

Its a Mitsubishi system, with a 12k and two 18k heads. They are not the hyper heat units.

So far so good. The minimum temp setting is 61 degrees so i have been heating the place for the past two weeks during the cold snap to place my finishes. Should have my electric bill shortly and will see how bad it is.

Very quiet units. Can barely hear them.

I do need to check with the installer since sometimes when one of the units is off it sometimes comes on by itself. I didn't think it was supposed to do this.

Its been a quiet winter so far which let me work on the Barn finishes.


This is the fire rated door leading from the studio to the garage, with a little embellishment from the wife:

The main electrical panel ended up in her room and she couldn't let it be just gray. Hope the electrical inspector doesn't mind.

There are 21 steps to get to the upper floor, so we stenciled them on the riser. I count every time I go up there.

Installed the hardwood floor upstairs this weekend. 3/4" solid distressed.

This is the acid stain we put on my wife's studio floor. Picture isn't that great but it looks like distressed leather close up.

Now that all the cabinets are in we can get the countertops made and plumbing connected which is the last thing I need for final inspections. While this is going on I can put the window and base trim upstairs and in the bathroom, then hang the stair rail.

I've been meaning to update this thread with the finished photos. We completed the patio and all of the interior spaces a few months ago and the lift is being installed this Monday.

Nobody uses our house anymore. If I could burn it to the ground and move into the garage I would do it.

I'll have to dig into the pictures a bit more, but this is a great inspiration, and thank you for sharing the costs. I recently purchased a 20 ac farm to be able to build my ideal shop. There are already some outbuildings that date from pre-1950 and there is a "shop" as one of them. I'm torn between killing myself to try and fix the shop to get it up to useable vs. replace it entirely. But if I replace it, I'd like the building to be in the spirit and aesthetic of the original - and yours is definitely there!
