Will 30K get me a decent shop?

I will be moving to a new home in January. The new place only has a 20X20 garage. I have a couple of vette's, and a couple of daily drivers I want to be able to store. I have a budget of 30k for a new detached garage, but I am starting to get worried that this will not get me much. I can do electrical, insulation, interior and finishing work myself, but would like the floor and structure built for me. Prices per sq. ft seem to vary so much, what is my best bet to determine how much I can get for my $$$. I would like 32X48, but I do not think my budget will allow.

I erected a 40X140 for $20,000. Of course extras like a lift added to the cost later

You might be able to do it if you do all the work yourself and limit the extent you finish the shop. It will be tight, though.

For some dumb reason I thought I could do mine for about 30-35k.....Ummmm ya it's quite-a-bit more and still not done......:shocking:

I am in the process of building a 40' X 40' X 16' high metal shop building. My numbers so far:

Permits: $2500
Grading: $2500
Slab & Foundation (6"): $10,000
Metal Building: $20,000
Building Erection: $10,000
Interior walls, electric, etc by me: $5,000

Total: $50,000

Looks like you need to save another $20K before you start...

My buddy did a 45' x 60' steel building. With excavating, foundation, the building, erection, and the slab, he had $57,000 in it.

A lot of it will vary based on your area, type of construction you go with, and how much you do yourself. I built a 30' x 30' stick framed garage, fully finished interior over the past year, and it cost me $25,000 Canadian. Most of that was materials, as I did 99% of the labour.

If you do most of the work yourself, 30k would be reasonable. I'm working on the interior of a 32x36 stick built and am probably at 20-25k. I contracted the slab and foundation, but did everything else myself. The slab and foundation was a neighbor though, so I suspect from what I've seen that he gave me a deal. The structure has been done for over a year, but have been doing the inside/electrical/etc as I get the extra cash. Electrical has cost me alot more than I expected. Copper is expensive these days!

i did a nice 30x30x10 with a 20x20 pad in front of the 16ft door for 32k .A buddy and I did the wiring and i'll be getting the ceiling drywalled here shortly.

The guy who built my building said he does a steel 30x40x12ft with 1 overhead door and 1 service door for $20,000 erected with concrete floor and insulated ceiling.. That price is here in southwest Georgia.. so if you shop around I think $30K should do it. He also was 25% less than some of the other bids and did a good job.

I have a 24x40 two story that I did for about $35K. Disclaimers: 1) I did the bulk of the work before the recent price runup in building supplies 2) I did all the work myself (laid block, framed, electrical, insulation, interior and exterior finishes, roofting, etc) with the exception of digging the hole for the foundation, pouring the slab, and installing the garage doors 3) Being "in the business" I was able to horse-trade for some of the materials and be in the right place at the right time for some other deals.

I'd say $30K in today's prices isn't going to go as far as you'd want it to.

boy, that expression really sets my teeth on edge. No, you DON'T get what you pay for. You get what you get! I wish to God you got what you paid for...it'd make life so much easier.

I guess I should have hired the contractor that quoted me $250/sqft to add 1000 square feet to my house, plus garage. (i'm in san diego). Maybe it would have been 5 times nicer, five times roomier, five times better built, or five times faster than the job I'm doing myself for just $50 a foot.

NOT!

sorry for the rant. "Conventional wisdom" that has no basis in reality bugs the hell out of me...including, "If it was such a great idea, someone else would have thought of it" and "Your engine needs backpressure to build torque" and other such ****.

to get back on topic, though...you might be able to get a decent shop for 30K...but you'd better teach yourself to drive a tractor, tie rebar, pour cement and frame. Materials are pretty expensive (even though "there's no inflation" - another bit of conventional wisdom that is dead wrong- grrrrrr) and you can't really control those costs. What you can do something about is the labor.

I'm most of the way through building a 1323 sqft garage w/ 12 foot ceiling, a full bathroom, compressor room, with 2 lifts, and a complete second storey of living space plus adding on to the original house to the tune of 1700 sqft and i'm on track to hit 155,000 all told. But again, I'm doing most of the work.

This is high. I got my steel building deliv with insul for 12,000. It is 30 X 40. it has 10 foot high side walls a 4/12 pitch a few extras such as overhangs. I pput it up myself. I paid 3,000 for the doors r-17 with opener and foundation and floor combined was around 8,000. I think i have another few thousand here and there. Elcetrical was expnesive but you can do it a little at a time

Prices are different in different area, take the format that somebody else had an apply my local area for a 30X40 12 high



Permits: $57
Grading: $700
Slab & Foundation (6"): $2500
Metal Building: $8000
Building Erection: do it yourself if hired $500
Interior walls, electric, etc by me: $2000

I built my 28x40 a couple years ago for about $5500.00. Had a company put up the metal roof for $3500.00 and did the rest myself. 2 loads of concrete delivered for $1000, spread it with a couple friends, rakes, 2x4's, and a rented float, spent the other $1000 on siding, doors, and wiring.
