What is the structure made out of of? Wood framed/steel framed? How well insulated?
I just finished a 24x24 steel building with r19 in the walls and ceiling. My 12k minisplit was struggling so bad that I had to go and get a 6.5k window unit to help it out. Based purely on my experience with my building, I would go to 24k.

Quality of build is far more important than size when it comes to cooling. How good did you insulate?????????
A 10k btu AC won't do **** outdoors, but will do a wonderful job in a quality insulated 24x24 garage.
