I installed ash hardwood floors in my kitchen a few years back. I originally used Zar oil based poly for the original finish then a few years later I sanded them down and used a water based poly. It has not held up as good as I had expected and want to refinish them again. What are you guys using ? I am concerned about the oil based poly and "off gassing" issues with it. Thanks for the advice, Ed.

I used oil based, however I did this about 2 weeks prior to moving in so it would cure and the fumes would dissipate...I am about to do my kitchen as well, as I didn't do it at the same time as the rest of my house, and intend to just simply seal off the kitchen as best as possible from the rest of the house to keep the smell in there

also, its important to keep the air moving in there, will help the smell to go away and from trying to make its way past your seal

I have a family member that builds multi million dollar homes and he highly recommends using bona traffic. I think that it is a 2 part water based poly and it will not amber over time making for the ability to touch up spots if needed. Not to mention less odor.
