Curious is anyone else on here has a similar set up? Last year my wife and I bought a 2nd house to get away on the weekends or whatever. It has a detached garage that has a multiple layer wooden floor with a full basement under it. I'd never seen anything like it. It's old, maybe 30's. Basement is block wall with concrete floor. It has a shallow well pump down there, but stays dry. It's kind of cool, but I would be hesitant to park a car in it. Anyway, just curious. Thought about converting basement to something useful. I don't have any pics here.

My garage has a half basement. The main floor is 2x10 joists with 2x6s layed flat then 1x6 layed over that. The floor joists are on 12" centers and only span about 8 feet. I drive my 3/4 ton crew cab in all the time. Even has a trap door that I use as a pit. I was nervous the first time I pulled a car in it though.

Wood floor parking garages in old downtown buildings was very common years ago.

Nice old cars have been pulled out of some of these garages. Nice part is they don't have the moisture (condensation) problems seen from a typical concrete floor.

A well built wood floor for parking is safe.

The last dealership I worked in as a tech was an old building originally a carrage shop. It had a second story with a large steel ramp outside and was used to store cars and trucks along with other stuff the owner kept. There could be 8-9 cars up there at a time. All wood floor and wood joists, probably 10 foot spans resting on steel beams to support the second floor.

There are also a lot of old barns around here that have tractors and equipment or tons of hay and straw stored in them on wooden floors and have a lower level below for animals.

A friend of ours in France has a 200 year old barn with a wooden floor over animal stalls underneath (Floor is oak beams with chestnut planks) and her neighbour still drives a big tractor with a bin full of logs into it. Only issue might be rot and the fact that modern cars are a hell of a lot heavier than 1930's cars.

I have a full basement in my garage, and the main parking (upper level) is a wooden floor. The basement walls are poured concrete, there is an 18" ibeam 28' long sitting on that, topped with 4"x9" hemlock joists 18" o/c, and the flooring on top of that is 3"x 8" t&g hemlock. 12 years so far and nothing has fallen through yet.

And those usually have heavy oak plank flooring over timbers that are supported by columns on 8 ft or 10 ft centers. It's not the wood that's the problem, it's the supporting structure underneath that matters.

Hi folks; I'm new to the forum .. and in the preliminary stages of garage research/planning and what I really want is a garage with a (walkout) basement (workshop). I figured it can be done with wood, perhaps "engineered" beams, but I've also come across the pre-formed concrete panels which can span greater distances, resulting in a more workable space below. Curious as to everyone's thoughts on the pros and cons to each approach. Thanks .. and I promise to send pictures once the more interesting part of the process starts.
