TL;DR: Building a 26'x28' detached two-car scissor truss lift-friendly garage in addition to three-car attached garage. America!

Long-time reader and car enthusiast, like most. Our residence today has a three-car attached garage, which does well for storing cars but lacks he space for projects taking more than a day without the kids (more likely wife, but shh) tripping over tools, etc. Definitely first world problems at it's finest...

In short, I want to buy at least one more "fun" car and my wife insisted it must have a home. I confirmed she was instructing me to build a garage and never asked again. :beer: Who is doing the work you may ask? In my Father's younger years he was a carpenter. Overall we plan to do as much work ourselves as we can. It will be a three generation build with my youngest, currently nine, helping too. :)

With the way our lot is shaped and wanting to keep easy access to the back yard from the driveway, I opted to do a detached two-car garage. Today, our 10x14 shed sits where the garage will ultimately be.

As it is today...



Township only requires a grading plan because the structure is 1) under 1k sq. ft. and 2) does not and will not have living space so I worked with a neighbor who is an engineer and came up with...


Another neighbor is an architect, so I worked with them and came up with the elevations...




Did some preliminary drawings in Visio of layout, looking to do a Bendpak XPR-10AS.


Garage will not have plumbing (wasn't worth the trouble to me) but will have a 90A sub-panel, natural gas (for heat eventually) and I'll be extending the driveway another car width, as shown in the plot plan above.

I welcome any questions, comments or suggestions and thank you in advance for all your help!

As you'll see peeking in to the grading plan, I'm required to do some water handling on-site. Long story short, PA laws changed for impervious surface allowances since our house was built in 2007. With just the house today, the allowed % is more than you're allowed. So expanding the driveway and building the garage requires a dry well to be constructed on-site. One engineered for the 100 year storm, which I feel like we're getting near this month in rain totals!

So we broke ground three weeks ago to start building the dry well which will handle water from the new garage and grabbing one of the nearby house downspouts as well.






From a project perspective, the plan is to...
  1. Build the dry well
  2. Relocate the shed
  3. Build the garage (foundation and all)
