About 4 years ago I had both of my Garage Floors Epoxy Coated professionally and my garage (Opening faces south and gets direct sunlight) has started to yellow, I suspect the sun has faded/affected this floor as my second garage (opening faces north) was done at the same tome and still looks good as new! I think it is just the top clear coat that has been affected, how do I get rid of the yellow?

Epoxy is intact, just a yellowing of the floor and may be hard to see in this picture but here it is:

I have heard of this happening. I haven't personally experienced it, but have heard of it multiple times. Lately, I have seen a lot more of doing epoxy primer and basecoat and a polyurethane top/clear coat. The polyurethane will not yellow like epoxy might. If you want to and have the funds, it might be worth doing the floors that way.The garage floor Shea posted above me does a good job explaining.

A good epoxy with a UV resistant URETHANE top coat should not yelow with normal UV exposure. With constant UV exposure, such as a garage door to the south being left open it could.

Did they use a urethane top coat or a epoxy top coat

Not all clear-coats are UV resistant forever. The best would be polyaspartic or polyurea. The only thing that will not turn colors in the sun, is gold. Take that to the bank.

:D

What he said + the fact that epoxy can yellow UNDER a good clear. This is why it is important to talk through options and specific use with whoever you buy from

Had the same issue at work. I believe it was from the uv rays from sunlight. Were the installer when outside just a tad past the doors it is really yellowed.

We agree 100% that even with poyaspartic or UV resistant topcoats sun can yellow the epoxy underneath the topcoat so what you may be seeing is the epoxy yellowing (normal with a lot of sun exposure) rather than the topcoat.

Unfortunately there is now way to repair this. If you want it fixed the floor would need to be recoated with a polyaspartic base and topcoat.

Thanks for all the input, yes they did use a clear coat at the end and I believe it was also Epoxy, the contractor that did it is no longer in business so I received no replies from them. The floor is in tact so I will live with the yellow tint in my Garage until another issue arrises.
Thanks again guys!

Sounds like a plan. Clear epoxy in the sun is almost guaranteed to yellow!
