I have been talking about starting this project for the last few years and finally bit the bullet. I will be doing this in stages, but the roof was the weak link. The steel roof would condensate and almost "rain" inside. I had stuff that was rusting worst inside then if I would have put in outside in "Washington" rain! First plan was to tear off existing steel, sheet with plywood, a special roll out membrane and then new steel roof. One of my engineer buddies was over and pointed out the deflection I had in my roof structure and we shifted to plan "B". All new framing to match weight loads, span etc. First 2 bays are done, will start on 3rd bay in a few days. Goal is to get new roof on the 3 open bays before winter. After that I have to knock out the back walls and reframe, sheet and insulate. Then we can move to concrete floor and new roll up doors. My girlfriends brother is a master carpenter so I lean on him heavily.

Looks like that roof will be a huge improvement over what you had. Do you have a gravel floor currently? I can't quite tell on my monitor.

Project will be slow with winter moving in. Finished off the roof framing and sheeting over bay 3. Blasted the old walls out of the front of bays 1 and 2 and reframed and sheeted. I purchased a new storage container that will be showing up in the next couple weeks so I can clear the bays and get ready for concrete. jim

Finally back on shop remodel project. Update-- New steel roof installed. Side wall framed in and sheeted. Floor to grade, 10 mil vapor barrier down and rebar going in tonight. Floor pour is scheduled for Thur. After that I will be framing in the front for overhead doors and getting the doors ordered. Slow process.

PROGRESS- Floor was poured in June and I was able to throw my annual garage party in July. Overhead doors have been installed and I can work on closing in the soffits and installing the cedar siding. Phase 2 (left side of building) will be the project for next spring. Roof tear off and match the new section.
