Zoning Board?????????

Got on the agenda for The Zoning Board for August 14th for my Garage.
The local ordanance only allows 1 story and 15 Ft tall.
I will be 2 story and about 27 ft. tall.
It is 32 x 54 with 10 foot ceiling and a 14 foot tall High Bay.

Here is what I am wanting to build.

It looks like a great garage! Good luck with the board - you'll need to convince them why they should let you build the place...show them how the garage will fit in with your house, the size of your lot and the rest of the neighborhood, that the neighbors are okay with it, anything and everything you can think of. I suspect it will be a hard sell since the structure is so much bigger than what it normally allowed.

last thursday, my zoning board granted me a variance for square footage, setbacks, and impervious coverage. i am the first person in my 100+ year old town to be zoned for a garage larger than 500 sq-ft and i also won on two issues that someone four doors down was denied for.

don't listen to the naysayers. be honest with your board and let them know how your construction will benefit the community. wear a suit. give them respect, act respectable, and well, just see what happens. good luck.

I see that you are from NJ. I know why they passed your plan..... they can see the much need real estate tax dollars that they are going to get. :lol_hitti

FWIW, zoning heights for gabled roofs are typically measured to the average height of the roof (mid height) rather than the peak.

Hopefully you'll get lucky like I did. The Zoning Board Chairman had 16 cars so he understood the need for my requested 40'x60' garage for my 11.

I hope your local government isnt run by the GESTAPO like here in charlotte nc. I had the code enforser flag a car of mine parked in my own driveway because it had a flat tire.
