Still gotta finish all the trim and doors, then walls get sprayed and back rolled white. Then ceiling will get sprayed flat ceiling white.

Walls are getting sprayed. Interior doors and ceilings are pretty much it. In the home stretch of paint. Then it's on to tile in the bathrooms.

The house was originally built without a garage. So they had this huge window in the kitchen. Well later on someone added a garage, however they never addressed this window. So there has always been this awkward window in the kitchen that looked into the garage. I guess if your making your grocery list you could look out and think huh we need more weed spray and motor oil . Anyways it has always bothered me just because its weird. So away it went....... framed it in and had it drywall over. I'll deal with the garage side later, it's a little trickier because it's a brick house so the other side of the wall is brick.

Looks great B. The color paint you did on the cabinets looks almost identical to what we did to the kitchen right before offing the house. It looked great contrasting with the dark wood floors and cream wall paint.

Walls are done. Ceilings got started. Once the ceilings were painted white! The wall color darkened up a little which I am ok with.

My buddy got almost the whole house (ceilings) sprayed out today and them we realized with the popcorn removal and extensive drywall repair/floating that it wasn't going to cover. So he went back and kilz/pva'd all the ceilings. Should have done that from the start but was trying to be "cheap".

Anyways we now just have to go back and final coat the ceilings again in flat white and we should be done.

And this is an example of why I don't think I want rental properties....I'd spend too much money and time on "well since I'm here" and "it'd be nice if...." that likely wouldnt boost rental rates or reduce headaches or maintenance cost. the dark, large format tile does look nice though....so hard to argue that

Couple people I know own a number and said one of their biggest headaches was garbage disposals and life as a landlord got way better when they just removed them from all properties....fewer headaches and same rent. You run into issues with disposal?

I know I'm a "since I'm here" and "while I'm at it" kinda guy haha. Literally just jumped to here from sending a text to my tile guy saying......wellllll while your there how much for the kitchen hahahha.

In my defense. The master bath had 3 different types of vinyl floor in it. So it was a kaleidescope of beauty haha. I really didn't have a choice on that one. And then it became a while your here he threw in the other bathroom for $250 bucks and I couldn't refuse.

Idk this property has never had one. I was going to purchase and install one as a part of the kitchen rehab but........maybe I shouldn't?!?

That bathroom is just crazy enough to be cool! ok maybe the shower walls need some update....in a rental I'd probably lean towards an easy to clean shower liner kit or the solid surface type products so no grout lines, reduced damage potential but that floor with what looks to be a pedestal sink...its a classic!

It's already rented, so I think I'd be focusing on items that are badly out of place or will reduce unscheduled maintenance. To me adding a disposal isn't either....so I'd be leaving it out and keeping that 200 bucks in the pocket. But I also have no 1st hand property mangt experience...

The pedestal sink is getting reinstalled after the tile is done. And you are correct, the reason the shower tile did NOT get redone as a part of this process is that later on it will just get switched to a white liner kit to make it easy.

I think I will leave out the disposal. I was on the fence already anyway, might as well save the money.

Appliances all removed.



Kitchen hardware all installed.



Kitchen floor removed and prepped for tile.


I forgot to take a picture after the drain but bathroom vanity is all back together.



Plastic and tape all removed since final coat of the ceilings were done today. Had to Kilz the whole house. Popcorn removal left the drywall paper yellow and it was still showing through after pva and three coats. So the whole house got spray Kilz'd and rolled with "color. So the ceiling has 5 coats



I picked up my buddies dump trailer on the way home. Tomorrow I have to remove a big wooden playset that's in the back yard that is to unsafe to leave.

I'm hoping to get all the trash and playset removed tomorrow as well as the kitchen faucet and drain all buttoned up.

Today I installed all new 1/4 turn valves in the house, some of the old gate style ones wouldn't shut off. Got the plumbing pretty much buttoned up except the toilets. I still need to set the toilets and then plumbing will be done until the tile guy is finished and I can put the dishwasher back and be done!

Hauled another dump trailer load out. All the painters paper and plastic and sawzall'd up the playset and loaded that too. That should be the last dump run.

On the home stretch!

Monday: Kitchen floor tile and bedroom(s) carpet

Tuesday: Paint touch up (lots)

Wednesday: Reinstall all the appliances (I also had to take the doors off the refer to make it fit out the door and out of the tile guys way).

Wednesday night: Take my Mom to see the place, she's never seen it and wants to.

Thursday: Deep clean

Friday: Tenants move in

Looking good sir! And nice call on new shutoff valves....last thing you need in a property especially a rental is a shutoff that doesn't work and isn't intuitive for the property manager to talk the tenant thru using when the leak call comes in!

I feel your pain on this rental. I’m getting to do my first major rehab after tenants moved out. For some reason they thought it was ok for their dog to use the family room window for a doggy door….
You are doing a great job upgrading your place, hope my crew is up to the task at mine!
