Well guys this is my first post here and Ive been doing alot of reading and research but not exactly what I'm looking for. I am looking for pictures or from any of you who are good with floor plans something that will work in the space Ive alloted for the apartment.

Im planning (in the next 5yrs) to build a 60x100 shop with 40x60 being the apartment above the apartment will be a "mini loft" of sorts just designed for storage, I'm not really sure how I want the layout of the apartment yet. I know I want a large master bedroom with walk in closet and a big bathroom with seperate show and tub I was thinking of just one guest bedroom with a good sized closet as well. Hell maybe 40x60 is just a bit too big for the apartment, maybe i should work a office into that space as well??? anythoughts would be appreciated...

Kinda like I did mine ( link below) but I wanted to have more shop space so I made the apartment larger by having it 2 floors in one bay instead of 2 bays wide (in a 50X100)

What kind of zoning issues do you have? Being my divorce is almost final and my kids will only be with me part of the year, This is a perfect idea for me. Loft ? want to avoid fumes.

I dont forsee any zoning issues I will be constructing it 15 miles out of town on "agricultural" land

Would you have any drawings of the floorplan for the first and second floors of the apartment also what was the ballpark cost of the construction, I'm going to try and keep mine under $200k (assuming I will ever actually get a loan for such a structure)

My garage is a lot smaller than the build you are proposing at only 30 x 44, but I do have a small studio apartment going in above two of the three bays. The trusses I used have a shed-dormer type profile in the back of the building, so the 2nd floor space is larger than it appears from the front.

The apartment space could have spanned all three bays, but then I would have been limited on over head space for a lift and for shooting hoops!

I'm at about $60,000 right now. I estimate $75,000 to $80,000 when complete. Bids I got were almost twice that, so I've been acting GC myself. It just takes longer.

Speaking of fumes, will that be a problem, if using the shop with welders, grinders, plasma cutters and vehicles? Is there a way to make sure the fumes don't go up into the apartments? I've been wanting to build one as well, but had planned on building out, instead of up, due to this potential problem. How are you guys getting around this? Thanks!!!

Yeah some were viable and I dont have a prob with that its what is for but the question about fumes and etc would be better suited in its own thread dedicated for it

thats definately different Not really what I'm looking for though that looks like a small house with a snip built onto the back of it, what i want is a shop with the apartment inside of it.

Hmmmmmm......I'll keep looking. I do know another local guy that has a shop with an apartment inside, but I doubt he wants me taking pictures. The outside looks just like a pole barn.

The above pic is a 40x80 w/16' ceilings and a 24x24 built onto it.

Dustoff35, What is your Garage Door opening Hieghts. That is really one of the nicest 3 car garage INMHO that I have seen! Also how deep is the garage? Anymore pics? One more question how did you come up with the style online architect or other?

Sixty4, Thanks for the compliment. The G-doors are 8' high, 9' wide. Garage depth is 30', width is 44'. A local architect drew up the prints for me starting with some plans I found online that were almost, but not quite what I wanted. I think he really hit a home run, everyone who sees the garage likes it. There are more pics & details in my build thread below...

I have a 75x50 with a 1 bedroom apt in the corner with only outside access but could of done it to inside or both actually. on top of it I have a loft for storage which will be an office eventually. here is a pic from inside of garage you can see how I did it.

The biggest problem I have run into right now is getting a traditional mortgage on it as it looks like a butler building instead of a house. I am trying to find an apprisor who will write the apprisal up as a residential property so I can get the traditional mortgage on it.
