I would do something about the water heater sitting on the garage floor before worrying about making things pretty or there might become something real ugly, where does the combustion air come from for the water heater & what happens with a small gasoline leak onto the floor from one of the cars??

Me, too. Standard code is 18" off the floor for open flame devices, i.e. water heaters. Can't believe your home has an HOA but this has gone unnoticed with the contractor. Or do you live in a rural setting that doesn't have metropolitan code requirements? As posted above, going tankless would be more efficient and space saving, not to mention safer.

Best wishes with the rest of the build up, and the new cars.

Modern gas heater pilot lights have a dual interlock safety system which monitors for things like external fuel and ignition sources and kills the pilot if such a thing is encountered. Most all building codes now make not of this and only require an 18" installation if your water heater is not equipped with such a pilot light system (which has been mandated since 2004-ish).

I poked around the internet a little and I read the same thing. They are called FVIR (Flammable Vapor Ignition Resistant) and have a sealed combustion chamber among other safety features to prevent the problems the other posters were concerned with. Again...I don't know anything about this subject but I was able to find a lot of information on this pretty readily.

"As of July 1, 2003, 30, 40, and 50-gallon, gas-fired water heaters built for sale in the United Sates must include features that will resist the ignition of flammable vapors outside of the unit."

"The FVIR systems are designed to constrict air (and flame) flow to the burner. That way if the environment has flammable vapors, ignition will be limited to the combustion chamber."

That being said...I would still prefer to not have it in the garage at all but remedying that is not a priority for me right now.

Painted over the last 2 days. Went with Grey Tweed by Glidden. Will be going with black RaceDeck tiles soon I hope. Cabinets will be delivered Friday.

Amazing job! The garage looks amazing and so do the cars! Im a very big fan of the cars! Im a Honda guy myself. I built my turbo integra gsr with 500hp haha but always dreamed of and NSX!

Hey guys, I did a little more. Pulled off the tape and put everything back. I built the 2nd of the 2 extra locker cabs I bought. Tomorrow the 12 piece cabinets come in. Also there's a photo of my irrigation control. I painted it to match so it would "disappear" into the wall a little.

Colour looks nice, and i appreciate the extra NSX shot :)

It is a little more earthy looking than I thought originally but I guess we will see how it looks with black racedeck. The NSX is always eager to be photographed :)

I got the cabinets a few minutes ago. I'm going to start ripping into them and seeing if I can figure out my layout.

I got all of the cabinets unpacked and trash cleaned up (good grief there was a lot of trash). I moved everything around a bit to see what my layout options are. At this point the uppers are going to go around the two windows because the electrical panel messes that all up. What do you think?

Option 0: Tool chest put elsewhere in the garage
Option 1: Tool chest at far right (will take handle off right of tool chest)
Option 2: Tool chest next to worktop for convenience (will take handle off tool chest to be flush)
Option 3: Tool chest between worktops for convenience and symmetry (the top of the box could be lifted off for panel access but not sure the faint of heart would be able to)

I'm trying a few configs in the alcove area today to see how that works. I may leave the feet off as I kind of like the look and flooding is probably near impossible where I'm at. But I'm also leaning towards option 2.

As far as the M3s, we will be in South Carolina on Wedneaday to take redelivery at the performance center :)

So... Very soon! Mine will be immediately due for the 1200 mile service but my wife's still has the 1 delivery mile on it so we will probably break hers in driving to see family that week.

Can the compressor sit right beside your irrigation system? Seems that little bump out spot would be great.

I usually keep it there in fact. I tried seeing if I could stuff everything into the alcove and alongside that wall. If I remove the big tires on the compressor and put casters under the front arm (it's already pre drilled for that) I can scoot it closer and squeeze in the tool chest on the left. Of course that leaves one tall cabinet and two uppers to figure out.

I think option 2 will work best to allow you to work on projects on the work bench and still have access to your tools close by.

I'm leaning toward Option 2 as well. I'll probably go ahead and start moving everything back and getting it into position. The legs on the lowers raise them above my wall outlet so I'm debating on leaving them off (look better anyways) because I don't feel like trying to raise that outlet up.

On another note, I'm going to be restoring this old Columbian 504 vice that was handed down to me. The grips still have good texture so I'm assuming those will be OK. I want to add a swivel base though. Been looking around the net and I can't readily find anything. Looking at the bottom of the vice I wonder if it is not compatible? The 600 series Columbians were the same thing but with swivel bases supposedly.

Ok, I think I have come up with a cabinet arrangement that solves everything. With this one...let's call it Option X... I can mount the 4 upper cabs above the worktops without the electrical panel interfering. I can also mount the feet on the lowers without the worktop covering up the outlet. The outlet is still accessible behind the tool chest. And, if I replace the two fixed casters on the tool chest with 2 more swivels it can simply be rolled straight out to get access to the electrical panel. Sweet! Then the alcove is still wide open for eventual motorcycle use (I'm eyeballing a CBX resto in the future). Have had many bikes but am bikeless currently.

AND if I mount my vice on the left side of the worktop I will have the max amount of room for putting things in it (given the space to the left with no cabinets and the door way giving me some room to the aft.

That is a much better layout.

Should add some ///M stripes in there somewhere.

I'm planning to. I had a wild itch to paint the door to the interior with the M stripes (full coverage) and paint the door frame black or somerging but I'm not sure if that would be over the top for my theme.

Ok, I finished with the cabinets. Moved everything into them. Cleaned up. I'm very pleased with the final layout. It turned out perfectly.

This is probably the last major item for now until I can whip up the funds for the black RaceDeck flooring.

That bench is a Whalen from Costco. I don't know if they sell it any more. I think I bought it in 2011. It's a good option for a small garage and just a few supplies. I'm going to sell mine on Craigslist because I'd rather have the space in the alcove for another motorcycle at some point.

Very nice looking garage! I have an S2000 also, the wheels you had on yours looked pretty good. Sad to hear about the E39, I've always loved those since they came out, would still like to get one someday...but you definitely got some nice replacements.

Thanks! Loved the S2000...more so before the mods. I actually found it best with just the K&N FIPK and nothing else. Though less snap oversteer with the square tire setup.

The garage looks great!!

Thanks! Garage is approx 34ft widest (into side alcove). 21.5ft deep (up to door alcove stoop). The side alcove is 12.5ft long by 2.3ft deep. Ceiling height is 10ft I believe. If I could rework the dimensions, I would go to 25ft deep, 40ft wide and I would make the alcove a couple feet deeper with the ceiling closer to 11 or 12ft.

Dimensions above and thanks for the compliments! S2000 was a great car. I'll own another I'm sure.

For the flooring, he went around to the back as far as he could and at the base it does not seem to show any bare concrete lines so I guess he did a decent job with that since it sits right on the floor.

That rolling workbench/cab combo and the plastic shelf will be disappearing soon. I had taken those out from the previous cabinet pics.

And here are the new additions in a little better light out in front of the performance center in Greer, SC yesterday:

Either to pick up some other generation M3s (and start collecting my way to 1 of every gen) or to help fund the detached garage and maybe a track car. Not sure. Believe it or not, my wife does not want me to get rid of it. Ever. She says...

Thanks! Oh...I am really itching for the RaceDeck now! They have a black friday deal today but it isn't enough of a savings to stick my neck out. I think it would save us 9 cents on 720sqft which would be less than $70 bucks on a $2K+ purchase. I think we will wait for the right time over $70 bucks. Better to have a happy wife...
